167120 46 ORDINANCE NO 16,712 366 AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED CHENAL VILLAGE -- LONG -FORM PCD (Z- 5839), AND LOCATED AT THE NORTHEAST CORNER OF FINANCIAL CENTER PARKWAY AND AUTUMN ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from C -3 and R -2 to PCD. Parcels of land in Section 4, T -1 -N, R -13 -W, and located at the northeast corner of Financial Center Parkway and Autumn Road, Little Rock, Arkansas, being more particularly described as follows: Lot 24 and part of Lot 25, West Highland Subdivision, Little Rock, Arkansas, described as beginning at the northeast corner of said Lot 24; thence S0 038131 11W along the East line of said Lot 24 and along the East line of said Lot 25, 603.12' to a point on the northerly right -of -way line of Financial Center Parkway; thence Westerly along said Northerly right -of- way line, being the arc of a 978.75' radius curve to the right, having a chord bearing and distance of N71 024'06 "W, 288.151; thence N31002114 11W and continuing along said Northerly right -of -way line, 48.24' to a point on the East right -of -way line of Autumn Road; thence N0054135 11E along said East right -of -way line, 160.01 to a point on the South line of said Lot 24; thence N87 042117 11W along said South line, 5.0' to the Southwest corner of said Lot 24, said corner lying on the East right -of -way line of Autumn Road; thence N0054135 11E along the West line of said Lot 24, 320.56' to the Northwest corner of said Lot 24; thence 'D-7y Ei3 587056135 "E along the North line of said Lot 24, 302.27' to the POB, containing 3.8997 Acres, more or less. AND 36.7 Lot 23 and Part of Lot 26, West Highland Subdivision, Little Rock, Arkansas, described as beginning at the Northwest corner of said Lot 23, also being the Northeast corner of Lot 24, of said West Highland Subdivision; thence S87 056126 11E along the North line of said Lot 23, 307.0' to the Northeast corner of said Lot 23; thence S0 040130 11w along the East line of said Lot 23 and along the East line of said Lot 26, 613.64, to a point on the North right -of- way line of Financial Center Parkway; thence N87037135 11W along said North right -of -way line, 175.601; thence Westerly and continuing along said North right -of -way line, being the arc of a 978.75' radius curve to the right, having a chord bearing and distance of N83 046121 "W, 131.64' to a point on the West line of said Lot 26; thence N0038129 11E along said West line and along the West line of said Lot 23, 603.12' to the POB, containing 4.3061 Acres, more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planing Commission. SECTION 3. That the change in zoning classification contemplated for CHENAL VILLAGE -- LONG -FORM PCD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36- 454(d) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof.
