AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DEVELOPMENT TITLED PERKINS
SUBDIVISION, LOT 1, SHORT -FORM PCD
(Z- 5806), AND LOCATED ON THE EAST SIDE
OF S. BOWMAN ROAD, APPROXIMATELY 0.5
q MILE NORTH OF W. 36TH. STREET, IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING
CHAPTER 36 OF THE CODE OF ORDINANCES OF
THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to PCD.
A parcel of land in Section 16, T -1 -N, R -13 -W, Little Rock,
Arkansas, being more particularly described as follows:
Beginning at the MW corner of the NW 1/4, NW 1/4 of Section
16, T -1 -N, R -13 -W; Thence S O1 038145" E along the east line
of the NW 1/4, NW 1/4 of said Section 16 a distance of
652.001; Thence S 88 021115" W 289.04' to a point on the
easterly R/W line of Bowman Road; Thence N 08 003102" W along
said easterly R/W line of Bowman Road a distance of 681.55'
to a point on the north line of the NW 1/4, NW 1/4 of said
Section 16; Thence S 87 041128" E along the north line of
said NW 1/4, NW 1/4 of said Section 16 a distance of 366.84'
to the POB, containing 5.00 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for PERKINS SUBDIVISION, LOT 1 (SHORT -FORM PCD) is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of the
Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.

SECTION 5. That this ORDINANCE shall take effect and be
in full force upon final approval of the plan.
