AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DEVELOPMENT DISTRICT TITLED
r( MAXMART OFFICE BUILDING SHORT -FORM POD
h (Z -5770) AND LOCATED AT 14,924 HIGHWAY
10 IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to POD.
A parcel of land in Section 19, T -2 -N, R -13 -W,
Little Rock, Arkansas, being more particularly
described as follows:
Beginning at the NW corner of the NE 1/4 of the
NW 1/4 of Section 19, T -2 -N, R -13 -W, of the
Fifth Principal Meridian:
Thence S880561511E for a distance of 164.67
feet to a found 1/2 inch iron pipe; thence
S00 026119 11W for a distance of 468.05 feet to a
cotton spindle on the Northerly right -of -way of
Arkansas State Highway No. 10; thence
N62 041122 11W for a distance of 202.69 feet along
said right -of -way to a found 1 1/2 inch
A.H.T.D. Aluminum monument; thence N71 058'12 "W
for a distance of 7.13 feet to a set 1/2 inch
rebar; thence N00 026119 11E for a distance of
376.29 feet to a found 1/2 inch crimped top
pipe; thence 588056133 11E for a distance of
22.94 feet to the Point of Beginning. Said
property contains 1.82 acres more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Maxmart Office Building (Short -form POD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article Vii, Section 36- 454(d)
of the Code of Ordinances.

SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
