AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DEVELOPMENT DISTRICT TITLED
REES DEVELOPMENT SHORT -FORM PCD
(Z -5756) LOCATED AT 215 -301 BOWMAN ROAD
IN THE CITY OF LITTLE ROCK, ARKANSAS;
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from 0-3 to PCD.
A parcel of land in Section 4, T -1 -N, R -13 -W,
and located at 215 -301 Bowman Road, Little Rock,
Arkansas, being more particularly described as
Lot 2B, Erwin Addition.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the uses allowed in the Rees Development
Short -form PCD shall be those uses contained in the schedule of
permitted uses in the C -1, neighborhood commercial, zoning
district and one additional use for a video rental store.
SECTION 4. That the change in zoning classification
contemplated for Rees Development (Short -form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d) of
the Code of Ordinances and conformance with the conditions
proposed by the developer which amend the plan as follows:
a. Dumpster pickup is to occur between 7:00 a.m. and
6:00 p.m.
b. There are to be no doors or windows on the rear, east
side of the building, except fire doors which may be
required by the Fire Marshal.
C. A 6 foot high "good neighbor" screening fence is to
be located on top of the retaining wall and in line
with the retaining wall along the rear of the site.

d. Evergreen plants, planted to overlap and provide
solid screening of the site from the neighbors to the
east, are to be planted in the 20 foot buffer strip.
The evergreens are to be types which will, when
mature, will reach a minimum of 15 feet.in height.
SECTION 5. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 6. That this ORDINANCE shall take effect and be
in full force upon final approval of the plan.
