ORDINANCE NO. 16,572
AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
property be and is hereby changed as indicated:
Z- 3844 -B - Described as part of the South 410
feet of Tract "I" and part of the South 340
feet of Tract "J ", Woodland Heights
Subdivision, Little Rock, Arkansas, more
particularly described as: Beginning at the
NW corner of the South 340 feet of said Tract
"J "; thence N89 058136 11E along the North line of
said South 340 feet of Tract "J" 147.10 feet to
the NE thereof; thence 500000153 11W along the
East line of said South 340 feet of Tract "J ",
310 feet to a point on the North right -of -way
line of Pleasant Ridge Road; thence West along
said North right -of -way line, 445.45 feet to a
point on the East right -of -way line of Fairview
Road; thence N00053'06 "W said East right -of -way
line, 35.0 feet; thence West and continuing
along said East right -of -way line 20.0 feet to
a point on the West line of said South 410 feet
of Tract "I ", said West line being the East
right -of -way line of Fairview Road; thence
N00053106 11W along the West line of said South
410 feet of Tract "I ", 134.14 feet; thence
589059147 11E, 318.62 feet to a point on the West
line of said South 340 feet of Tract "J";
thence N01002152 "W, 140.86 feet to the point of
beginning, containing 2.2481 acres more or less
from R -2 Single Family and MF -6 Multi - family to
0-3 General Office. (Fairview Road and
Pleasant Ridge Road)
SECTION 2. Subject to the following conditions
(proposed by the applicant) and which shall be covenants
running with the land to bind subsequent grantees of the
property.

• A building height restriction of 24 feet or two
story
• Maximum lot coverage of 25%
• No curb cut on Fairview Road; two (2) curb cuts on
Pleasant Ridge
• A 20 foot wide landscaped buffer along the
Fairview Road frontage
• A 15 foot wide landscaped buffer on the east
boundary, a portion of the north boundary and
along Pleasant Ridge Road (south boundary).
SECTION 3. That the map referred in Section 36 of the
Code Ordinances of the City of Little Rock and designated
district map be and is hereby amended to the extent and in
the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 4. That the ordinance shall take effect and be
in full force from and after its passage and approval.
