AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED B. BRUMBELOW (Z -5404)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from 0 -3 to PCD.
A parcel of land in 13200 West Markham, Little Rock,
Arkansas being more particularly described as
follows:
Part of Tract 13, Hillvale Addition, to the City of
Little Rock, Arkansas, more particularly described as
follows:
Commencing at the Southwest corner of said Tract 13;
thence South 89 021'00" East along the South line of
said Tract 13 a distance of 250.00 feet; thence North
O1 005100" East 10.00 feet; thence South 89 021100" East
along the North right -of -way line of West Markham
Street 122.87 feet to the POINT OF BEGINNING; thence
North 01 005100" East 219.75 feet; thence South
89 021100" East 126.21 feet to the West right -of -way
line 194.85 feet; thence continuing along said West
right -of -way line on a curve to the right having a
radius of 25.00 feet, an arc length of 45.75 feet and a
chord which bears South 38 013117" West 39.63 feet to a
Point on said North right of way line of West Markham
Street; thence North 89 021100" West along said North
right -of -way line 153.67 feet to the POINT OF
BEGINNING, containing 34,081 square feet or 0.782
acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission. However such plan shall provide that
only one bay, not to exceed 1,375 sq. ft., may be used for
one of the accessory uses in Section 36- 281(b)(2) or one of
the following conditional uses:
1. Animal clinic (enclosed)
2. Barber and beauty shops
3. Health studio or spa
4. Office, showroom /warehouse
5. School (commercial, trade or craft)

SECTION 3.•That the change in zoningtassification
contemplated for Brumbelow (short -form PCD) is conditioned
upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of
the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
