AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED CONVENIENCE STORE -RANCH
(Z- 4343 -C) IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.

a BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "C -2" to PCD.
A parcel of land in NW corner of Katillius Road and
Highway 10, Little Rock, Arkansas being more
particularly described as follows:
Part of the SW 1/4, SW 1/4, Section 13, T -2 -N, R -14 -W,
Pulaski County, Arkansas, more particularly described
as: Starting at the northeast corner of the SW 1/41
SW 1/4, 960.01 feet to a point; thence N85025123 "W,
30.06 feet to the point of beginning; thence
SO001116 11E, along a line 30 feet west of an parallel
with east line of said SW 1/4, SW 1/4, 259.37 feet to a
point on the north right -of -way line of Arkansas State
Highway No. 10; thence S73002144 11W, along said north
right -of -way line, 34.35 feet to a point; thence
northwesterly and continuing along said north right -of-
way line, being the arc of a 1382.39 feet radius curve
to the right, having a chord bearing and distance of
N77006116 "W, 96.02 feet to a point; thence N50050146 11W
and continuing along said north right -of -way line,
137.89 feet to a point; thence N13 52109 11E, 115.40 feet
to a point; thence northeasterly along the arc of a 75
feet radius curve to the right, having a chord bearing
and distance of N53043123 11E, 96.12 feet to a point;
thence S86025123 11E, 128.40 feet to the point of
beginning, containing 51.976 sq. ft. or 1,1932 acres,
more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Convenience Store -Ranch (Short -form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances.

SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ordinance shall take effect and
be in full force upon final approval of the plan.
