15992Ln 0 C 1u u 0 c 0 M M E ORDINANCE NO. 15,992 AN ORDINANCE APPROVING A TIME EXTENSION FOR PLANNED UNIT DEVELOPMENT TITLED HUNTERS RIDGE LONG -FORM PCD (Z -4524) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be extended for an additional two years from the date of this ordinance. A parcel of land at the northwest corner of Highway 10 and Sam Peck Road, Little Rock, Arkansas, being more particularly described as follows: Part of the W 1/2, W 1/2, E 1/2, NE 1/4, part of the East 50 feet of the W 1/2 of the NE 1/4, and part of the W 1/2, NE 1/4, all in Section 20, T -2 -N, R -13 -W, Pulaski County, Arkansas, lying North of the North right -of -way line of Arkansas State Highway 10 and South of the South right -of -way line of a 100 foot Arkansas Power and Light Company easement, all more particularly described as: Starting at the NW corner of the W 1/2, NE 1/4, said Section 20; thence S88012133 "E, (deed S880591E), along the North line of said W 1/2, NE 1/4, 636.5 feet; thence SO038130 11W, 27.46 feet (deed 35.1 feet) to a point on the South line of said Arkansas Power and Light Company easement and the point of beginning; thence S64030129 11E along said South line, 1113.85 feet to a point on the East line on the West 142, W 1/2, E 1/2, NE 1/4, said Section 20; thence SO 32157 11W along said East line, 460.69 feet to a point; thence N88026128 "W, 330.0 feet to a point on the West line of the W 1/26 W 1/2, E 1/2, NE 1/4, said Section 20; thence SO 32'57 "W, along the West line of the W 1/2, W 1/2, E 1/2, NE 1/4, 465.22 feet to a point on the North right -of -way line of Arkansas State Highway 10, and being 40 feet North of the centerline; thence Northwesterly along said North right -of -way line being the arc of a 2251.83 feet radius curved to the right, having a chord bearing and distance of N70053154 "W, 451.92 feet to a point; thence N65008121 11W and continuing along said North right -of -way line, 278.06 feet to a'point; thence N0038130 "E, 1130.45 feet (deed 1120 feet) to the point of beginning, containing 21.5131 acres more or less. 1 c? y e R -1 M M M M M M M M 17J Umb M M M M Part of Section 20, T -2 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as: M M M Start at the SE corner of the NW 1/4, NE 1/4, of said Section 20; thence S0032157 11W, along the East line of the W 1/2, NE 1/4, 72.0 feet to a point on the North right -of -way line of Arkansas State Highway 10, and the point of beginning; thence N0032157 11E, along the East line of the W 1/2, NE 1/4 465.22 feet (deed 472.5 feet) to a point; thence 588626'28 "E, 72.44 feet (deed 93.6 feet) to a point; thence SO027119 11E, 480.86 feet (deed 471.5 feet) to a point on the North right -of -way line of Arkansas State Highway 10; thence Northwesterly along said North right -of -way line, being the arc of a 2251.83 radius curve to the right, having a chord bearing and distance of N77040158 11W, 82.59 feet to the point of beginning, containing 0.8318 acres, more or less. Property lines are located in accordance with established property lines. There are no apparent encroachments except as shown. Corners were set as shown on the plat. (Highway 10 and Sam Peck). SECTION 2. That the PRD - two year time extension be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map retain the "PRD" classification as provided in ordinance number 15005. SECTION 4. That this Ordinance shall take effect and be in full force upon final approval of the plan.
