AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DEVELOPMENT DISTRICT TITLED
WOODCREEK VILLAGE LONG -FORM PCD (Z -5755)
LOCATED AT 12,202 WEST MARKHAM STREET IN
THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from C -2, R -2, and
MF -12 to PCD.
A parcel of land in Section 4, T -1 -N, R -13 -W, and
located at 12,202 West Markham Street, Little Rock,
Arkansas, being more particularly described as
follows:
Beginning at the NE corner, NW 1/4, NW 1/4 of
Section 4, T -1 -N, R -13 -W; thence S01 004146 11W along
the East line of the NW 1/4, NW 1/4 of said Section
4 a distance of 1,320.06 feet to the SE corner, NW
1/4, NW 1/4 of said Section 4; thence N88 032158 11W
20.00 feet; thence N88 034136 11W 274.00 feet; thence
SO4048'05 11W 77.10 feet to a point on the Northern
Right -of -Way line of West Markham; thence along the
Northern Right -of -Way line of West Markham the
following courses: N74 052156 11w 92.27 feet;
N88 051139 11W 418.94 feet; 879 050141 "W 153.18 feet;
N88051'39 "W 200.00; N82 057114 11W 179.68; thence
leaving said Northern Right -of -Way line of West
Markham N00 037156 118 72.50 feet to the SW corner NW
1/4, NW 1/4 of said Section 4; thence N00 037156 11E
along the West line of the NW 1/4, NW 1/4 of said
Section 4 1,312.56 feet to the NW corner, NW 1/4,
NW 1/4 of said Section 4; thence S88 051'02 11E along
the North line of the NW 1/4, NW 1/4 of said
Section 4 a distance of 1,347.21 to the Point of
Beginning, containing 42.24 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Woodcreek Village (Long -form PCD) is
conditioned upon obtaining a final plan approval within the

time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
