AN ORDINANCE APPROVING MODIFICATIONS TO A
PLANNED UNIT DEVELOPMENT AND PROVIDING FOR
THE MAINTENANCE OF A PLANNED RESIDENTIAL
DEVELOPMENT DISTRICT TITLED SPRINGTREE
VILLAGE AMENDED SHORT -FORM PRD (Z- 4969 -A),
LOCATED AT 11701 AND 11711 SPRINGTREE DRIVE,
AND FOR THE MAINTENANCE OF A PLANNED
RESIDENTIAL DEVELOPMENT DISTRICT TITLED
SPRINGTREE VILLAGE LONG -FORM PRD (Z -4909)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING ORDINANCE NO. 15,436 AND CHAPTER 36,
SECTION 36 -176 OF THE CODE OF ORDINANCES OF
THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 15,436 be amended to
provide for modification of the District described as
SPRINGTREE VILLAGE LONG -FORM PRD (Z- 4969).
SECTION 2. That the revised Site Development plan and
plat for Lot 1, Springtree Village Addition (11701
Springtree Drive) and for Lot 4, Springtree Village Addition
(11711 Springtree Drive) be approved as recommended by the
Little Rock Planning Commission.
SECTION 3. That the maintenance of the zoning
classification, the revised plan for SPRINGTREE VILLAGE
AMENDED SHORT -FORM PRD is conditioned upon obtaining final
plat approval within the time specified by Chapter 36,
Article Vii, Section 36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 -81
and 36 -82 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and it is
hereby amended to the extent and in the respects necessary
to affect the designated change provided for in Section 1
hereof.
SECTION 5. That the approved SPRINGTREE VILLAGE
Long -Form PRD (Z -4909) plan /plat is hereby modified to
permit the placing of one portable storage building on each
lot outside the designated building envelope and within
spaces designated as "open space easement" but in
conformance with other setback restrictions as provided in
the "R -2" Single Family residential zoning district.

SECTION 6. That the approved SPRINGTREE VILLAGE
Long -Form PRD (Z -4909) plan /plat is hereby modified to
permit the erection of one covering above designated
concrete patios or wood decks as shown on the approved
plan /plat and described in the project narrative.
SECTION 7. That the approved SPRINGTREE VILLAGE
Long -Form PRD (Z -4909) plan /plat and project narrative is
hereby modified to permit the erection of fencing along
property lines to enclose the rear and side yards of homes
in SPRINGTREE VILLAGE and within spaces designated as "open
space easement" on the subdivision plat.
SECTION 8. This ORDINANCE shall take effect and be in
full force from and after its passage.
