AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PCD"
DISTRICT TITLED "KIRBY'S GRILL AND
BAKERY SHORT -FORM PCD" (10,825 HERMITAGE
ROAD) (Z-3361 _A) IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from 0-3 General
Office to PCD Planned Commercial District.
A parcel of land in West Highlands Subdivision,
Little Rock, Arkansas, being more particularly
described as follows:
Part of Lots 33, 34, 47 and 48 and a portion of
the East 1/2 of Mason Street (closed) lying
West of and adjacent to said Lots 34 and 47,
all in West Highlands Subdivision, Little Rock,
Arkansas, more particularly described as:
Starting at the HE corner of said Lot 48;
thence 51025 -W along the Bast line of said Lot
48, 16.94 feet; thence N87022'24 "W, 244.18 feet
to the point of beginning; thence N87 022124 11W,
380.98 feet to a point on the West line of the
East 1/2 of Mason Street (Closed); thence
N10221E along said West line 325.53 feet;
thence S870311E along a line 30 feet South of
and parallel with the North lines of Lots 34
and 33, said West Highland Subdivision, 380.51
feet; thence S1017125 11W, 326.50 feet to the
point of beginning, containing 124,104 square
feet or 2.8490 acres more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Kirby's Grill and Bakery (Short -form PCD)
is conditioned upon obtaining a final plan approval within
the time specified by Article VII, Section 36 of the Code of
Ordinances.

SECTION 4. That the map referred in Section 36 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
