AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED JOSEPH'S SHORT -FORM
PCD, LOCATED AT 800 NORTH SPRUCE STREET
(Z -5699) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AND AMENDING CHAPTER 31 OF THE
CODE OF ORDINANCES OF THE CITY OF LITTLE
ROCK, PROVIDING FOR A WAIVER OF THE
REQUIREMENTS TO RE- CONSTRUCT "G" STREET
AND TO CONSTRUCT A SIDEWALK ALONG THE "G"
STREET FRONTAGE OF JOSEPH'S SHORT -FORM
PCD.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 (Single
Family Residential) to PCD (Planned Commercial Development):
A parcel of land in Section 31, Township 2 -N,
Range 12 -W, Little Rock, Arkansas, and located
at 800 North Spruce Street, being more
particularly described as the east 85.0 feet of
the South 38.5 feet of Lot 4, Block 47, Pulaski
Heights Addition to the City of Little Rock,
Arkansas.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Joseph's Short -form PCD (R -2 to PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VIZ, Section 36- 454(d)
of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That Chapter 31 of the Code of Ordinances
be amended to provide for a waiver of certain requirements
within the Subdivision Regulations of the City of Little
Rock for Joseph's Short -form PCD as follows:

Subsection a. That Chapter 31, Section 31 -209 be
amended to waive the requirement to reconstruct
one -half of the existing "G" Street residential street
which lies along the south boundary of Joseph's
Short -form PCD.
Subsection b. That Chapter 31, Section 31 -209 be
amended to waive the requirement to construct a
sidewalk along the "G" Street frontage of Joseph's
Short -form PCD.
SECTION 6. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
