I 0 jlc� la { M � i 00 04 �a c Ln U) roj c NJ o' r' A 'LS R3 10 I v, v I� m a N N O r .A Imo, CO w Lr; ro 41 � w01 r a I& bo 19 170 ORDINANCE NO. 15,095 AN ORDINANCE ADOPTING THE HIGHWAY 10 LAND USE PLAN OF THE EXTRATERRITORIAL LAND USE PLAN WHEREAS, the Office of Comprehensive Planning, in conjunction with the consulting firm, Manes Castin Massie & McGetrick, has prepared a land use plan for the Highway 10 District to be used as a guide for future land use decisions; and WHEREAS, the Highway 10 Land Use Plan is the first District Plan prepared as a part of the Extraterritorial Land Use Plan; and WHEREAS, the Board of Directors recognizes the need for a comprehensive plan along Highway 10 to provide for proper and orderly growth and redevelopment. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: SECTION 1. The Highway 10 Land Use Plan is hereby adopted with the following amendments: 1. The setback requirement for transition zones shall be 125' from the middle of Highway 10 and the point at which construction of a development could begin. 2. The Plan was amended to substitute a 40' landscape buffer in transition zones instead of the 25' buffer area required by the Original Plan. 3. The Plan was amended to leave Pankey a single - family residential area as recommended by Staff. 4. The Plan was amended to omit the 37 acres described as MXD (in the Summit Road and Woodland Heights area) plus those areas designated as office where the skating rink and kennel are located on the south side of Fairview Road /Woodland Heights Road, with the omitted sections to be shown as single - family residential. f--5' 171 Page 2 SECTION 2.
