AN ORDINANCE ISSUING A CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT
THE NORTHEAST CORNER OF THE
INTERSECTION OF RIVERFRONT DRIVE AND
CANTRELL ROAD (Z- 3763 -A), SETTING
FORTH THE CONDITIONS ATTACHED THERETO;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That pursuant to the authority granted
under the provisions of Section 43 of the Code of Ordinances
of the City of Little Rock, Arkansas, a Conditional Use
Permit is hereby issued for the property described herein
and for the purpose indicated as follows:
Part of the NE 1/4, SE 1/4, Section 32, and part of the
W 1/2, SW 1/4, Section 33, T -2 -N, R -12 -W, Pulaski
County, Arkansas, more particularly described as:
Beginning at the intersection of the westerly
right -of -way line of Jessie Road the northerly
right -of -way line of Cantrell Road (Arkansas State
Highway No. 10); thence N 78° 23' 53" W along said
northerly right -of -way line, 127.28 feet to a point;
thence northwesterly and continuing along said
northerly right -of -way line,being the are of a
1,946.60 feet radius curve to the right, having a chord
bearing,distance,of N 71° 22' 30" W, 477.30 feet to a
point; thence N 64° 18' 50" W and continuing along said
northerly right -of -way line, 305.98 feet to a point;
thence northwesterly and continuing along said
northerly right -of -way line, being the arc of a
10,807.07 foot radius curve to the right, having a
chord bearing and distance of N 62° 39' 20" W, 627.07
feet to a point; thence N 60° 59' 20" W and continuing
along said northerly right -of -way line 62.90 feet to
the SE corner of Tract 1, Clark's Subdivision,
Little Rock, AR; thence N 28° 59' 10" E along the East
line of said Tract 1, 654.84 feet to the NE corner
thereof, said corner being located on the southerly
right -of -way line of the Chicago, Rock Island and
Pacific Railways; thence S 53° 05' 37" E along the said
southerly right -of -way, 409.28 feet to a point; thence
S 52' 59' E and continuing along said southerly
right -of -way line, 1,163.30 feet to a point on the
westerly right -of -way line of Jessie Road; thence
southwesterly along said westerly right -of -way line,

being the arc of a 315.45 feet radius curve to the
right, having a chord bearing and distance of S 18° 18'
09" W, 68.74 feet to a point; thence S 24° 33' 27" W
and continuing along said westerly right -of -way line,
209.17 feet to the point of beginning containing 18.31
acres more or less.
This property is zoned "C -3" and is to be used for an
automobile retail sale and installation of mobile phone
services.
SECTION 2. That the following conditions are hereby
attached to the above described Conditional Use Permit:
That applicant adhere to all Little Rock City
ordinances, codes, Planning Commission requirements and
the approved site plan.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
