AN ORDINANCE APPROVING A,PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED KANIS ROAD SHOPPING, CENTER
"LONG -FORM PCD" (Z- 4663 -A) IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
43 OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "C- 3 "/"O -3"
(Commercial /office) to PCD (Planned Commercial District).
Tract 16, Montclair Subdivision, now in the City of
Little Rock, Pulaski County, Arkansas,
AND
A strip of ground lying west of and adjacent to Tract
16, being a formerly dedicated road now closed by
County Court Order in Book 77, page 602, and all being
more particularly described as:
Commencing at the Southwest corner of Section 4, T -1 -N,
R -13 -W, Pulaski County, Arkansas, and runs thence N 000
06' 39" East along the west line of said Section 4, a
distance of 30.0 feet to the point of beginning; thence
continue N 00° 06' 39" East a distance of 655.04 feet;
thence S 88° 58' 21" East a distance of 39.0 feet to
the northwest corner of said Lot 16, Montclair
Subdivision; thence continue S 880 58' 21" East a
distance of 430.59 feet to the northeast corner of said
Lot 16, thence S 000 15' 39" West a distance of 647.4
feet to the southeast corner of said Lot 16; thence N
89° 54' 21" West a distance of 467.8 feet to the P.O.B.
(northside of Kanis, 1500 west of Bowman Road),
Consisting of 7.05 acres.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Kanis Road Shopping Center "Long -Form PCD"
is conditioned upon obtaining a final plan approval from the
Planning Commission within the time specified by Article IX,
Section 9.101 of the Code of Ordinances.

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planninq Commission.
