ORDINANCE NO. 15,258
AN ORDINANCE AMENDING ORDINANCE NO.
13,433 AND RECLASSIFYING A TRACT OF
LAND TO BE ENTITLED LITTLE ROCK
RETIREMENT FACILITY P.R.D. (2 -4786)
IN THE CITY OF LITTLE ROCK, ARKANSAS.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No 13,433 passed by the
Board of Directors on April 18, 1978, be amended with
respect to the boundary description in order to delete that
portion of the property lying east of Andover Drive and
north of Phase II Andover condominiums.
SECTION 2. That the following tract of land be
reclassified from "MF -18" (Multifamily) and "PRD" (Planned
Residential District) to "PRD" (Planned Residential
District).
A tract of land located in the W 1/2, SE 1/4,
Section 26, T -2 -N, R -13 -W, Pulaski County,
Arkansas, more particularly described as:
beginning at the NE corner of the NW 1/4, SW 1/4,
SE 1/4, said Section 26; thence S 0° 03' 25" W,
along the East line of said NW 1/4, SW 1/4, SE 1/4,
175.0 feet to a point; thence N 88° 42' 35" W,
5.0 feet to a point; thence northwesterly along the
arc of a 286.48 foot radius curve to the right,
having a chord bearing and distance of N 730 05' 31" W,
154.25 feet to the NE corner of Tract "A," Andover
Square, an addition to the City of Little Rock,
Arkansas; thence northwesterly along the North line
of said Tract "A," being the arc of a 286.48 foot
radius curve to the right, having a chord bearing
and distance of N 55° 03' 48" W, 24.1 feet to a
point on the East right -of -way line of Andover
Court; thence N 48° 31' E along said East
right -of -way line, 33.63 feet to a point; thence
northerly and continuing along said East right -of -way
line, being the arc of a 51.5 foot radius curve to
the left, a chord bearing and distance of N 3° 31' E,
72.83 feet to a point; thence N 41° 29' W and
continuing along said East right -of -way line 100.26
feet to a point; thence northwesterly and continuing
along said East right -of -way line, being the arc
of a 59.26 foot radius curve to the right, a chord

SECTION 3. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 4. That the change in zoning classification
contemplated for the Little Rock retirement facility is
conditioned upon obtaining a final plan approval from the
Planning Commission within the time specified by Article IX,
Section 9.101 of the Code of Ordinances.
SECTION 5. That this ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
