AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED RIVERDALE HARBOUR
"LONG -FORM" PCD (Z -4987) IN THE CITY
OF LITTLE ROCK, ARKANSAS, AMENDING
CHAPTER 43 OF THE CODE. OF ORDINANCES
OF THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "0 -2" (Office)
to PCD (Planned Commercial District).
A parcel of land situated in the SW 1/4, SDT 1/4 of
Section 28 in the SE 1/4, SE 1/4 of Section 29, in the
NE 1/4, NE 1/4 of Section 32, in the NW 1/4, NW 1/4 of
Section 33, all in T -2 -N, R -12 -W of the Fifth Principal
Meridian, City of Little Rock, Pulaski County,
Arkansas, being more particularly described as follows:
Commencing at the SE corner of the NW 1/4, SW 1/4 of
Section 33, T -2 -N, R -12 -W; thence N O1° 35' E, 464.00
feet to the South line of the Riverdale Addition to the
City of Little Rock; thence along said South line of
the Riverdale Addition, N 880 43' W, 483.19 feet to a
point on the centerline of Riverfront Drive; thence
along said centerline of Riverfront Drive, N 190 46' W,
2,525.82 feet; thence N 70° 14' F., 60.00 feet to a
point on the East right -of -way line of Riverfront
Drive, said point also the being the point of
beginning: thence continuing along said East
right -of -way line, N 190 46' W, 2,086.77 feet; thence
continue along said East right -of -way line along a
curve to the left an arc distance of 49.15 feet, said
curve having a radius of 1,014.33 feet, and a chord
bearing and distance of N 21° 09' 11" W, 49.11 feet;
thence along a curve to the right an arc distance of
79.69 feet, said curve having a radius of 50.00 feet,
and a chord bearing and distance of N 230 30' 25" E,
71.52 feet to a point on the South right -of -way line of
Turtle Creek Drive; thence along said South
right -of -way line, N 890 10' E, 184.95 feet; thence
continuing along said South right -of -way line with the
following: along a curve to the right an arc distance
of 18.69 feet, said curve having a radius of 25.00
feet, and a chord bearing and distance of S 890 25' E,
18.26 feet; along a curve to the left an arc distance
of 115.92 feet, said curve having a radius of 50.00
feet, and a chord bearing and distance of N 45' 45" E,

thence along the West line of said Tract D -2A with the

20" E, 24.28 feet to a point on the North right -of -way
line of River Bend Road; thence along said North
right -of -way line with the following: along a curve to
the left and arc distance of 24.41 feet, said curve
having a radius of 60.00 feet and a chord bearing and
distance of S 200 57' 37" W, 24.25 feet; along a curve
to the right on arc distance of 24.01 feet, said curve
having a radius of 25.00 feet, and a chord bearing and
distance of S 360 48' 54' W, 23.10 feet; along a curve
to the right an arc distance of 111.29 feet, said curve
having a radius of 547.96 feet, and a chord bearing and
distance of S 700 09' 17" W, 111.29 feet; S 750 59' W,
57.01 feet along a curve to the left an arc distance of
60.01 feet, said curve having a radius of 597.96 feet,
and a chord bearing and distance of S 730 06' 30" W,
59.98 feet; S 700 14' W, 11.23 feet; along a curve to
the right an arc distance of 78.54 feet, said curve
having a radius of 50.00 feet and a chord bearing and
distance of N 640 46' W, 70.71 feet to the point of
beginning, containing 37.61 acres more or less. Less
and except that part of Riverdale Road right -of -way
(0.65 acres) lying East of the eastern right -of -way
line of Riverfront Drive, containing 37.61 acres, more
or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Riverdale Harbour is conditioned upon
obtaining a final plan approval from the Planning Commission
within the time specified by Article IX, Section 9.101 of
the Code of Ordinances.

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
