AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT TITLED SPRING TREE VILLAGE
"LONG- FORM" PRO (Z -4967) IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
43 OF THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK; AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2" Single
Family to "PRD" Planned Residential District.
A tract of land located in the SE 1/4, SW 1/4, Section
12, T -1 -S, R -13 -W, Pulaski County, Arkansas, more
particularly described as:
Starting at the NE corner of said SE 1/4, SW 1/4;
thence S 89° 19' 30" West along the North line of said
SE 1/4. SW 1/4, 262.0 feet to the point of beginning;
thence S 10 13' 30" E, 272.10 feet to a point; thence N
880 56' 10" E, 262.0 feet to a point on the East line
of said SE 1/4, SW 1/4; thence S 1° 16' 30" East along
said East line, 464.0 feet to a point; thence S 510 37'
41" W, 106.58 feet to a point; thence 89° 52' 17" W,
228.92 feet to a point; thence N 79° 48' W, 184.73 feet
to a point; thence N 68' W, 94.63 feet to a point;
thence N 21° 49' 39" E, 34.83 feet to a point; thence N
680 10' 30" W, 160 feet to a point; thence N 21° 49'
30" E, 382.66 feet to a point; thence N 00 40' 30" W,
275 feet to a point on the North line of said SE 1/4,
SW 1/4; thence N 89° 19' 30" E, 300.60 feet along said
North line to the point of beginning, containing 9.1736
acres, more or less, (Yarberry and Chicot).
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Spring Tree Village PRD is conditioned upon
obtaining a final plan approval from the Planning Commission
within the time specified by Article 9, Section 9.101 of the
Code of Ordinances.

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
