AN ORDINANCE AMENDING THE UPPER ROCK CREEK
AND 1 -430 LAND USE PLANS IN AN AREA SOUTH OF
KANIS, WEST OF 1 -430 AND NORTH OF BRODIE CREEK,
AS RECOMMENDED BY THE PLANNING COMMISSION
WHEREAS, changes to the Master Street Plan have changed
the expected future land use pattern; and
WHEREAS, the Planning Staff and Planning Commission
have reviewed the Plan Amendment and recommend approval; and
WHEREAS, because it is unknown whether there will be an
interchange at 1 -430 and 36th Street, two options for the
Plan wil-I be adopted; Option A (without an interchange) and
Option B (with an interchange).
NOW, THEREFORE; -BE-IT ORDAINED BY THE BOARD OF
- DIRECTORS OF THE CITY OF LITTLE ROCK.
Section 1. That the 1 -430 District Land Use Plan Map

- is-hereby-amended to show commercial /office PUD west of
1 -430 to Bowman Road for Option B; and commercial at
the intersection of Bowman and 36th Street with LMF
(low density multi - family) north and-east of this area
to Panther Creek for Option A.
Section 2. A neighborhood commercial node is added to
.... ......._..__............._..... -
the- Upper- Rock-Creek Plan at Kanis /Cooper Orbit /36th
Street intersection. The transition zone with PUD
required is to continue along Kanis Road.
Section-3. That the 1 -430 District Land Use Plan map

-is-hereby amended to show office use west of Bowman
Road from-Panther Creek south to the new 36th Street
alignment for Option B. In Option A, the area west of
Bowman Road from Panther Creek to Olds Lane is to be
multi - family and Low Density Multi- family with office
from there south to the intersection of 36th Street
with Bowman. A commercial node is shown at the
intersection of Bowman and 36th Street on Option A.
Section 4. That the Upper Rock Creek Land Use Plan is

amended in Option B to show office and multi - family
from east to west along the north side of the 36th
Street alignment to a south collector. In Option A,
all of the area north of 36th Street to the proposed
south collector is to be designated for low density
multi - family development.
