AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PCD"
DISTRICT TITLED BALE CHEVROLET (Z- 3168 -A)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "C -3" General
Commercial District to "PCD" Planned Commercial District.
A parcel of land in a portion of the E 1/2, NW 1/4, and
the W 1/2, NE 1/4, Section 5, T -1 -N, R -13 -W, Little
Rock, Arkansas being more particularly described as
follows:
Beginning at a point 30 ft. north of the centerline.of
West Markham Street lying (on the north line of a
10 ft. additional right -of -way dedication) and
187.1 ft. west of the centerline of Nickell Street;
thence north 87 054140" west (Deed N87 053113 11W) along
the north line of the 10 ft. additional right -of -way
dedication, 297.92 ft. (Deed 310.0 ft.) to the
southeast corner of Lot 3, West Markham Parkway
Addition; thence N 19 008130" W, (Deed N 18000' W and
Plat N 20 007105" W) along the east boundary of said
West Markham Parkway Addition, 397.3 ft. (Deed
390.0 ft. and Plat 396.3 ft.) to a point; thence
N 0 033130" E (Deed north and Plat N 1 016105" W) and
continuing along said east line of West Markham Parkway
Addition, 115.1 ft. (Deed 115 +/- and Plat 115.05 ft.)
to a point on the south right -of -way line of Rock Creek
Parkway (formerly West Markham Street Parkway) and the
Northeast corner of Lot 2, said West Markham Parkway
Addition; thence easterly along said south right -of -way
line, being the arc of a 904.03 ft. radius curve to the
right, having a chord bearing and distance of
N 88043150" E, 230.62 ft. (Deed 240 ft. + / -) to a
point; thence S 85 036130" E (Deed S 85 049134" E) and
continuing along said south right -of -way line,
205.57 ft. (Deed 197.9 ft.) to a point; thence
S 87 040145" E and continuing along said south right -of-
way line, 4.94 ft. to a point; thence S loot' W,
491.05 ft. to the Point of Beginning, containing
190,381 sq. ft. or 4.3706 acres, more or less. (Chenal
Parkway, south side 800 ft. west of Gamble Road)

SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Bale Chevrolet (short -form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Article VII, Section 36- 454(d) of the Code
of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan.
