AN ORDINANCE ISSUING A CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT
14,000 OTTER CREEK PARKWAY (Z- 4457),
SETTING FORTH THE CONDITIONS
ATTACHED THERETO; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That pursuant to the authority granted
under the provisions of Section 43 of the Code of Ordinances
of the City of Little Rock, Arkansas, a Conditional Use
Permit is hereby issued for the property described herein
and for the purpose indicated as follows:
Part of the SW 1/4, Section 5, and part of the SE 1/4,
Section 6, T -1 -S, R -13 -W, Pulaski County, Arkansas,
more particularly described as:
Commencing at the SW corner of the SW 1/4, Section 5,
T -1 -S, R -13 -W; thence N 89° 19' 00" E along the South
line of said SW 1/4, 1,299.3 feet; thence continue
along the South line of said SW 1/4, N 890 04' 00" E,
619.0 feet to a point on the West right -of -way line of
Arkansas Highway No. 5; thence in a northeasterly
direction along the West right -of -way of said Highway
No. 5 the following chord bearings and distances; N 06°
28' 00" E, 305.7 feet; N 10° 24' 00" E, 200.2 feet;
thence N 16° 52' 00" E, 232.8 feet to a point on the
said West right -of -way line of Highway No. 5 and the
intersection of the South right -of -way of Otter Creek
Parkway as platted in Book No. 38, Page 70; thence
continue along the West right -of -way of said Highway
No. 5, N 160 52' 00" E, 33.0 feet; thence N 210 34' 00"
E, 82.0 feet to a point on the West right -of -way of
said Highway No. 5 and the intersection of the North
right -of -way line of said Otter Creek Parkway; thence
in a westerly direction along the North right -of -way
line of said Otter Creek Parkway the following bearings

00" W, 345.0 feet to the point of curvature of a curve
to the left (said curve having a radius of 761.25
feet); thence along said curve to the left on a chord
bearing of N 84° 48' 00" W a distance of 329.53 feet to
the point of tangency of said curve; thence S 82° 42'

to the right (said curve having a radius of 671.25

feet to a point on the East line of Section 6, T -1 -S,

12.198 acres more or less.
This property is zoned "R -2" and is to be used for a
recreational facility.
SECTION 2. That the following conditions are hereby
attached to the above described Conditional Use Permit:
That applicant adhere to all Little Rock City
ordinances, codes, Planning Commission requirements and
the approved site plan.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
