AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PRD"
DISTRICT TITLED MARCELLA "SHORT- FORM"
PRD" (Z -4401) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2" (Single
Family) to "PRD" (Planned Residential District).
Part of the SW 1/4, SW 1/4, Section 25, T -1 -N, R -13 -W,
Pulaski County, Arkansas, described as: Beginning at a
point 250 feet North of and 943 feet (measured 939.5
feet) West of the SE corner of said SW 1/4, SW 1/4;
thence North 212.0 feet; thence S 89° 42' 39" W,
342.72 feet to the easterly right -of -way 207.91 feet;
thence N 890 36' 22" W, 8.1 feet; thence continue along
said easterly right -of -way of Chicot Road, S 000 34'
41" W, 219.42 feet to the intersection with the
northerly right -of -way of Mabelvale Pike; thence S 890
37' 20" E along said northerly right -of -way, 171.25
feet; thence N 000 38' 40" E, 219.37 feet; thence S 890
36' 22" E, 180.0 feet to the point of beginning;
containing 2.517 acres.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Marcella "PRD" is conditioned upon
obtaining a final plan approval from the Planning Commission
within the time specified by Article IX, Section 9.101 of
the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.

SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
