AN ORDINANCE ISSUING A CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT
THE NORTHWEST CORNER OF HIGHWAY 5
AND OTTER CREEK PARKWAY (Z- 4384),
SETTING FORTH THE CONDITIONS ATTACHED
THERETO; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That pursuant to the authority granted
under the provisions of Section 43 of the Code of Ordinances
of the City of Little Rock, Arkansas, a Conditional Use
Permit is hereby issued for the property described herein
and for the purpose indicated as follows:
Part of the SW 1/4, Section 5, T -1 -S, R -13 -W, Pulaski
County, Arkansas, more particularly described as:
Commencing at the SW corner of the SW 1/4, Section 5;
thence N 890 19' E along the South line of said SW 1/4,
1,299.3 feet; thence continue along said South line of
the said SW 1/4, N 89° 04' E, 619.0 feet to a point on
the West right -of -way line of Arkansas Highway No. 5;
thence in a northeasterly direction along the West
right -of -way line of said highway the following chord
bearings and distances: N 6° 28' E, 305.7 feet;
N 100 241E, 200.2 feet; thence N 16° 52' E, 232.8 feet
to a point on the said West right -of -way line and the
intersection of the South right -of -way line of Otter
Creek Parkway as platted in book 38, page 70; thence
continue along the West right -of -way line of Arkansas
Highway No. 5, N 160 52' E, 33.0 feet; thence
N 21° 35' E, 82.0 feet to the point of beginning;
thence S 69° 29' 25" W, 8.06 feet and departing from
said Highway No. 5 West right -of -way line and beginning
along the North right -of -way line of said Otter Creek
Parkway the following chord bearings and distances:
thence N 720 18' W, 345.0 feet; thence N 18° 26' 19" E,
164.64 feet; thence S 72° 18' 00" E, 360.00 feet to a
point on the West right -of -way line of said Highway
No. 5; thence S 21° 34' 00" W along said right -of -way
line 160.00 feet to the point of beginning containing
58,509.34 square feet or 1.34 acres, more or less.
This property is zoned "C -1" and is to be used for a
convenient store with gas island and retail space.
SECTION 2. That the following conditions are hereby
attached to the above described Conditional Use Permit:
That applicant adhere to all Little Rock City
ordinances, codes, Planning Commission requirements and
the approved site plan.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
