AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED GARDEN PLAZA "SHORT -FORM
PCD" (Z -4485) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "C -3" and "0-3"
(Commercial/ Office) to "PCD" (Planned Commercial District).
Part of Lots 13, 14, 19, 20 and 30, West Highland
Subdivision to the City of Little Rock, Arkansas, and a
portion of the W 1/2 of Nason Road (closed) all more
particularly described as: starting at the NE corner
of Lot 20, said West Highland Subdivision; thence
N 89° 31' 29" W along the North line of said Lot 20,
99.99 feet to the point of beginning; thence
N 0° 32' 14" W, 50.01 feet to a point; thence
S 89° 31' 29" W, 49.94 feet to a point; thence
N 00 36' 44" W, 210. 21 feet to a point; thence
S 89° 16' 42" W, 369.56 feet to a point on the
centerline of Nason Road (closed) (the East line of the
W 1/2 of said closed roads); thence S 0° 33' 44" E,
along said centerline, 259.57 feet to a point; thence
S 00 36' 05" E and continuing along said centerline,
114.68 feet to a point on the northerly right -of -way
line of Financial Centre Parkway; thence southwesterly
along said northerly right -of -way line, being the arc
of an 868.51 foot radius curb to the left having a
chord bearing and distance of S 51° 15' 47" W, 113.35
feet to a point; thence S 470 46' 46" W and continuing
along said northerly right -of -way line, 210.35 feet to
a point; thence N 42° 13' 14" W, 80.0 feet to a point;
thence N 54° 23' 38" W, 148.57 feet to a point; thence
N 00 32' 14" W, 185.64 feet to the point of beginning,
containing 4.4923 acres, more or less. (Financial Center
Parkway)
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.

SECTION 3. That the change in zoning classification
contemplated for Garden Plaza PCD is conditioned upon
obtaining a final plan approval from the Planning Commission
within the time specified by Article IX, Section 9.101 of
the Code of Ordinances.
