AN ORDINANCE RECLASSIFYING THE
WATERFORD APARTMENTS LOCATED ON
GREEN MOUNTAIN DRIVE IN THE CITY
OF LITTLE ROCK, ARKANSAS, AMENDING
SECTION 43 OF THE CODE OF ORDINANCES
OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be and is hereby changed as indicated:
Z- 2067 -A - described as part of the S 12, SE 1/4,
Section 33, T -2 -N, R -13 -W, Little Rock, Pulaski County,
Arkansas, more particularly described as follows:
Commencing at the Southwest corner of the SE 1/4;
thence North 02° 23' 37" West, for 30.03 feet to a
point on the North right -of -way line of Mara Lynn Road;
thence North 89° 45' 33" East along said North
right -of -way line for 980.64 feet to the Southwest
corner of Park Rouby Subdivision; thence North 02° 54'
27" West along the west line of Park Rouby Subdivision
for 438 feet to the Northeast corner of Tract B, Green
Mountain Subdivision and the point of beginning; thence
South 860 57' 23" West, 279.88 feet to a point on the
Northeasterly right -of -way line of Green Mountain Drive
and the Northwest corner of Tract B, Green Mountain
Subdivision (said point being on a 450.68 foot radius
curve concave to the Southwest); thence along said
Northeasterly right -of -way in the arc of said curve
(chord bearing and distance of North 390 52' 27" West,
35.65 feet) to the point of tangency of said curve;
thence North 42° 19' 07" West, 573.9 feet and along the
said Northeasterly right -of -way line of Green Mountain
Drive to the point of curvature of a 507.92 foot radius
curve concave to the Northeast; thence along the arc of
said curve and along the said Northeasterly
right -of -way line of Green Mountain Drive (chord
bearing and distance North 250 31' 04" West, 293.62
feet) to the Southwest corner of Lot 343, Walnut Valley
Second Addition; thence North 89° 38' 03" East and
along the South lines of Lots 343 and 355, Walnut
Valley Second Addition, 972.6 feet to a common corner
of Lots 355 and 357, Walnut Valley Second Addition;
thence South 370 15' 07" East and along the rear line
of Lots 357 and 358, Walnut Valley Second Addition for
167.51 feet to the Southern corner of said Lot 358;
thence South 36° 49' 23" East, 105.1 feet to the common
rear corner of Lots 249 and 247, Walnut Valley Second
Addition; thence South 02° 50' 04" West and along the
rear lines of Lots 247, 246 and 245, of said Walnut
Valley Second Addition, 302.52 feet to the common rear
corner of Lot 245, Walnut Valley Second Addition and
Lots 10, 26 and 27, Park Rouby Addition; thence South
890 36' 28" West and along the rear lines of Lots 26
and 27, Park Rouby Addition, for 346.16 feet to the
Northwest corner of said Lot 27; thence South 02° 59'
27" East and along the West line of Lots 27 and 28,
Park Rouby Addition, for 185.54 feet to the point of
beginning, from "MF -12" Multifamily, "R -5" Urban
Residence and "R -6" High Rise Apartment Districts to
"MF -24" Multifamily District.

SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the change provided for in Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
