AN ORDINANCE APPROVING A PLANNED
UNIT DEVELOPMENT AND PROVIDING FOR
THE MODIFICATION OF A LONG FORM "PRD"
DISTRICT TITLED WOODLAND HILLS
(Z- 3269 -B) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING ORDINANCE 14,067
AND CHAPTER 43, ARTICLE VI, SECTION
6.101 OF THE CITY OF LITTLE ROCK; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be retained as a "PRD" Planned
Residential District.
(Z- 3269 -B) - a tract of land lying in the SE 1/4, SW
1/4 and part of the W 1/2, SW 1/4, Section 33, T -2 -N,
R -13 -W, Pulaski County, Arkansas, more particularly
described as:
Beginning at the Southeast corner of the SE 1/4, SW 1/4
said Section 33; thence North 88° 51' 02" West along
the South line of said SE 1/4, SW 1/4, 1263.30 feet to
a point; thence South 89° 07' 42" West and continuing
along said South line and a South line of the W 1/2, SW
1/4, said Section 33, 500.0 feet to a point; thence
North 0° 12' 20" West, 1246.90 feet to a point; thence
North 28° 01' 02" West, 210.0 feet to a point on the
South line of Lot 83, Turtle Creek, an addition to the
City of Little Rock, Arkansas; thence South 740 46' 35"
East along the South line of said Lot 83, the South
lines of Tract "E -1" and Lot 82, said Turtle Creek,
183.35 feet to the Southeast corner of said Lot 82;
thence North 040 02' 36" East along the East line of
said Lot 82 and the East line of Lot 81, said Turtle
Creek, 298.0 feet to the Northeast corner of said Lot
81, said corner also being the Southwest corner of Lot
60, said Turtle Creek; thence South 780 55' 05" East
along the South line of said Lot 60 and the South line
of Lots 59 and 58, said Turtle Creek, 297.0 feet to the
Southeast corner of said Lot 58, said corner being
located on the West line of Lot 429, Pleasantree First
Addition to the City of Little Rock, Arkansas; thence
South 0" 41' 30" East along the West line of said
Pleasantree First Addition, 328.35 feet to the
Southwest corner of Lot 427, said Pleasantree First
Addition, said corner also being the Northwest corner
of the SE 1/4, SW 1/4, said Section 33; thence North
89" 18' 26" East along the South line of said
Pleasantree First Addition, the South line of Walnut
Valley Second Addition to the City of Little Rock,
Arkansas, 1318.92 feet to a point on the South line of
Lot 342, said Walnut Valley Second Addition, said
corner also being the Northeast corner of the SE 1/4,
SW 1/4 of said Section 33; thence South 02" 19' 21"
East along the East line of said SE 1/4, SW 1/4, and
the West line of Tract "C", Green Mountain Subdivison,
1330.76 feet to the point of beginning, containing
54.9362 acres more or less.

SECTION 2. That the revised preliminary site
development plat be approved as recommended by the Little
Rock Planning Commission.
SECTION 3. That the maintenance of the zoning
classification and the plan for Woodland Hills "PRD" is
conditioned upon obtaining final plat approval from the
Planning Commission within the time specified by Article
9.101 of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 43 -1
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the Planning
Commission.
