AN ORDINANCE ISSUING A CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT
THE INTERSECTION OF OTTER CREEK PARKWAY
AND QUAIL RUN DRIVE (Z- 4003), OTTER
CREEK BAPTIST CHURCH, SETTING FORTH THE
CONDITIONS ATTACHED THERETO; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That pursuant to the authority granted
under the provisions of Section 43 of the Code of Ordinances
of the City of Little Rock, Arkansas, a Conditional Use
Permit is hereby issued for the property described herein
and for the purpose indicated as follows:
Part of the SW 1/4 of Section 5 and part of the SE 1/4
of Section 6, T -1 -S, R -13 -W, Pulaski County, Arkansas,
more particularly described as:
Beginning at the Northwest corner of Lot 15, Otter
Creek Community, Phase I, as platted on the amended
plat thereof, recorded in Plat Book 38, page 70 in the
records of the Circuit Clerk of Pulaski County (said
point being on the arc of a curve to the left having a
center angle of 35° 5' and a radius of 1,437.78 feet,
said point also being on the South right -of -way line of
Otter Creek Parkway); thence along the arc of said
curve to the left of the South right -of -way line of
Otter Creek Parkway to the point of tangency thereof
(said curve segment having a chord bearing and distance
of S 67° 28' E for a distance of 241.52 feet); thence
continuing along the South right -of -way line of said
Otter Creek Parkway S 720 18' E for a distance of 358
feet to the point of curvature of a curve to the right
(said curve having a central angle of 90° and a radius
of 30 feet; thence along the arc of said curve to the
right to the point of tangency thereof [said curve
having a chord bearing and distance of S 27° 18' E for
a distance of 42.43 feet]) and a point on the westerly
right -of -way line of Quail Run Drive; thence along the
westerly right -of -way line of Quail Run Drive S 170 42'
for a distance of 193 feet to the point of curvature of
a curve to the right (said curve having a central angle
of 49' 30' and a radius of 260.43 feet); thence along
the arc of said curve to the right to the point of
tangency thereof (said curve having a chord bearing and
distance of S 43° 27' 197.13 feet); thence continuing
along the westerly right -of -way line of said Quail Run
Drive S 67° 12' W for a distance of 404 feet; thence N
22° 48' W for a distance of 130 feet; thence N 46° 5'
7" W for a distance of 256.86 feet to a point on the
rear line of Lot 20 of Otter Creek Community, Phase I;
thence N 26° 50' E along the rear lot -line of Lots 20,
19, 18, 17, 16 and 15, said Otter Creek Community,
Phase I, 478.51 feet to the point of beginning,
containing 7.955 acres, more or less.
The property is zoned "R -2" and is to be used for a
church and related activities.

SECTION 2. That the following conditions are hereby
attached to the above described Conditional Use Permit:
That applicant adhere to all Little Rock City
Ordinances, codes and the approved site plan.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
