AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PRD"
DISTRICT TITLED PLEASANT VALLEY
CONDOMINIUMS (Z -3970) IN THE CITY
OF LITTLE ROCK, ARKANSAS, AMENDING
CHAPTER 43, ARTICLE 6, SECTION 6 -101
OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2" Single
Family District to "PRD" Planned Residential District.
Z -3970 - that tract of land lying in the NW 1/4,
SW 1/4, Section 21, T -2 -N, R -13 -W, Pulaski County,
Arkansas, containing 39.5299 acres, more or less.
SECTION 2. That this approval be limited to Phase 1 of
the project consisting of 120 dwelling units until such time
as the Board of Directors changes its policy regarding sewer
capacity which limits development to three units per acre.
SECTION 3. That all subsequent phases of the project
be subject to further approval by the Board of Directors.
SECTION 4. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 5. That the change in zoning classification
contemplated by the plan for the Pleasant Valley
Condominiums is conditioned upon obtaining a final plan
approval from the Planning Commission within the time
specified by Article 9, Section 9.101 of the Code of
Ordinances.
SECTION 6. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to effect and
designate the change provided for in Section 1 hereof.

SECTION 7. That the ordinance shall take effect and be
in full force upon final approval of the plan by the
Planning Commission.
