AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PRDn
DISTRICT TITLED POINT PLEASANT IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING
CHAPTER 43, ARTICLE VI, SECTION 6.101
OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2"
Single Family District to "PRD" Planned Residential
District:
Z -3968 - part of the SE 1/4, SW 1/4, Section 29, T -2 -N,
R -13 -W, Pulaski County, Arkansas, more particularly
described as follows:
Commencing at the Southwest corner of the SE 1/4, SW
1/4, said Section 29; thence South 890 49' 50" East,
250.06' to the point of beginning, said point being
1083.56 feet North 890 49' 50" West from the Southeast
corner of said Section 29; thence North 00 4' 41" West,
365.851; thence North 89° 55' 19" East, 444.05 feet to
a point on the Westerly right -of -way line of Hinson
Road; thence along said right -of -way line and the arc
of curve concave to the Northeast, whose radius is
751.40 feet a chord bearing and distance of South 380
2' 8" East, 278.79 feet to the P.T. of said curve;
thence South 480 43' 35" East and along said
right -of -way line 74.95 feet to the P.C. of a curve;
thence along said right -of -way and the arc of said
curve being concave to the Northeast, whose radius is
642.74 feet, a chord bearing and distance of South 52°
30' S" East, 84.63 feet; thence along the arc of a
curve concave to the West, whose radius is 40.001, a
chord bearing and distance of South 12° 11' 1" East,
55.67 feet; thence South 31° 54' 7" West, 7.94' to a
point on the South line of the SE 1/4, SW 1/4 of said
Section 29 and being the Northeast corner of Lot 55,
Hillsborough Subdivision, as recorded in document
78 -25029 and Plat Book A -86 of the Pulaski County
Reference; thence North 880 49' 50" West and along the
North line of said Subdivision 746.5' to the point of
beginning, containing 5.10 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning
classification contemplated by the plan for the Point
Pleasant "PRD" is conditioned upon obtaining a final plan
approval from the Planning Commission within the time
specified by Article IX, Section 9.101 of the Code of
Ordinances.

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to effect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
