AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT
AND ESTABLISHING A PRO DISTRICT TITLED FULKERSON
PUD (Z- 3889 -A) IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 43, ARTICLE VI, SECTION 6 -101 OF
THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
ARKANSAS.
SECTION 1. That the zone classification of the following described
property be changed from: "R -2" Single Family District to: "PRO" Planned
Residential District.
Described as part of the NE;, SW', and part of the SE;, SW; all in
Section 29, T -2 -N, R -13 -W, Pulaski County, Arkansas, now in the
City of Little Rock, Arkansas, being more particularly described as
follows:
Starting at the Southeast corner of the SE;, SW'„ Section 29, T -2 -N,
R -13 -W, Pulaski County, Arkansas; thence North along the East line
of said SE„ S4P4 for 40.0' to a point on the North right -of -way line
of Hinson Road and the point of beginning; thence in a westerly and
northwesterly direction along the right -of -way line of said road to
a point of intersection with a line that is 200':0' North of and
parallel with the South line of the NE;, SW;, Section 29, T -2 -N,
R -13 -W, Pulaski County, Arkansas; thence East along said line to a
point of intersection with a line that is 210.0' West of and parallel
with the East line of the SW4 of said Section 29; thence South along
said line for 385.0'; thence in a southeasterly direction to a point
on the East line of the SE;, SW; of said Section 29, said point being
210.0' South of the Northeast corner of said SE;, SW<; thence South
along the East line of the said SE;, SW', to the point of beginning
containing 18.6 acres more or less.

SECTION 2. That the site development plan /plat be approved as recommended
by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated by the
plan for Fulkerson P.U.D. is conditioned upon obtaining a final plan /plat approval
from the Planning Commission within the time specified by Article IX, Section
9.101 of the Code of Ordinances.
SECTION 4. That prior to issuance of a building permit and residential unit
construction begins that Hinson Road be fully constructed to the North end of
the property incorporated in Case Z -3889.
SECTION 5. That the map referred to in Chapter 43 of the Code of Ordinances
of the City of Little Rock, Arkansas and designated district map be and it is
hereby amended to the extent and in the respects necessary to effect and designate
the change provided for in Section 1 hereof.

SECTION 6. That this Ordinance shall take effect and be in full force
upon final approval of the plan by the Planning Commission.
