A RESOLUTION AUTHORIZING THE MAYOR AND CITY
CLERK TO EXECUTE APPROPRIATE DOCUMENTS
FOR THE SALE OF FORMER RIGHT -OF -WAY TO
WESTPARK MEADOWS LIMITED PARTNERSHIP.
WHEREAS, West Park Meadows has approached the City about abandoning a
street right -of -way adjacent to their property and selling the property to them at fair
market value, and
WHEREAS, this street right -of -way was closed by ordinance of the Little Rock
Board of Directors, and
NOW, THERFORE BE IT RESOLVED BY THE LITTLE ROCK CITY BOARD
OF DIRECTORS:
SECTION 1: The City of Little Rock Board of Directors authorizes the Mayor and
City Clerk to execute a warranty deed for the conveyance of land to the Westpark
Meadows Limited Partnership for $350.

KNOW ALL MEN BY THESE PRESENTS:
That the CITY OF LITTLE ROCK, ARKANSAS, ( "Grantor "), for and in consideration
of the sum of Three Hundred and Fifty and no /100 Dollars ($350.00), and other valuable
consideration, the receipt of which is hereby acknowledged, does hereby GRANT, BARGAIN, SELL
and CONVEY unto WESTPARK MEADOWS LIMITED PARTNERSHIP, an Arkansas limited
partnership ( "Grantee "), and its successors and assigns forever, the following lands lying in the
County of Pulaski, and state of Arkansas (the "Property "), to -wit:
From the Southwest Corner of Tract "F ", Plat Book 41, Page 15,
proceed South 86° 02'49" East 1,324.5 feet to the point of beginning,
then go South 01 ° 21' 13" West 25.58 feet; then go South 87° 1727
East, along the South line of Tract F, 11.51 feet; then go North 01 °
30' 13" East, 25.33 feet; then go North 86° 02'49" West, 11.59 feet
to the point of beginning.
All located in the City of Little Rock, Pulaski County, Arkansas. Part
of Southwest Quarter of NE 1/4 of Section 12, TIN, RI3W.
TO HAVE AND TO HOLD the same unto the said Grantee, and unto its successors and
assigns forever, with all appurtenances thereunto belonging.
And GRANTOR does covenant with said GRANTEE, its successors and assigns, that it is
lawfully seized in fee simple of the aforementioned premises; that the premises is free from all
encumbrances, that it has a good right to sell and convey the same to the said GRANTEE, its
successors and assigns, and that GRANTOR will WARRANT and DEFEND the premises to the said
GRANTEE, its successors and assigns forever, against the lawful claims and demands of all persons.

The purpose of treed and conveyance is to transfer to *Grantee that portion of property
necessary to complete and remove the "notch" missing from the northeast comer of the parcel of real
estate described as follows:
Part of the Southwest Quarter of the Northeast Quarter of Section 12,
Township I North, Range 13 West, Little Rock, Pulaski County,
Arkansas, commencing at the Southwest Comer of Tract F of
University Park - Recreational, Educational and Remedial Facilities
Plat; thence run South 86 degrees, 02 minutes, 49 seconds East along
the South line of said Tract F; 833.61 feet to the point of beginning;
thence continue South 86 degrees 02 minutes 49 seconds East along
said South line of Tract F, 490.89 feet; thence South 01 degrees 21
minutes 13 seconds West, 25.58 feet; thence South 87 degrees 17
minutes 27 seconds East along the South line of Tract F, 11.51 feet;
thence South 01 degrees 30 minutes 13 seconds West, 365.81 feet to
a point in the centerline of Boyle Park Road; thence South 87 degrees
54 minutes 58 seconds West along said centerline, 518.31 feet; thence
North 03 degrees 41 minutes 01 seconds East along the East line of
Block B, Tract IV, Westpark Addition, 445.29 feet to the point of
beginning containing 4.88 acres more or less.
Moreover, it is agreed and understood between the Grantor and Grantee that should there be
any error in the legal description of the property conveyed hereby, the legal description shall be
interpreted, adjusted and amended as necessary in favor of Grantee with prior review and approval
of the Grantor, to accomplish this said purpose.
