AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED IVES WALK LONG -
FORM PD -R (Z- 8090), LOCATED BETWEEN
CUMBERLAND AND ROCK STREETS NEAR 29TIl
STREET, LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -3 to PD -R:
Beginning at a set 1/2 inch rebar a the northwest corner of Lot 5, Block 12
Pettifer's Addition, Little Rock, Pulaski County, Arkansas; thence
N89 058'00 "E along the line between Lots 4 and 5 and 8 and 9, Block 12
Pettifer's Addition, 322.12 feet to a found 1" pipe at the Northeast corner
of Lot 8 Block 12, Pettifer's Addition; thence S00 °50' 14 "E 100.00 feet
along the west right of way line of Rock Street to a set '/2 rebar, thence
S89 058'.. "W 23.36 feet to a set 1/2 inch rebar; thence across 29`h Street and
through Lot 10, Pettifer's Extension Addition and between Lots 6 and 7
Mary Ann Addition, S00 °07'27E 340.0 feet to a set t/2 inch rebar at the
north line of 30th street; thence S89 °19'30 "W along the north line of 30th
Street 12.5 feet to a set t/2 inch rebar on the east line of Cumberland Street;
thence N00 °07'27 "W 766.0 feet to the point of beginning, containing
5.215 acres more or less.
SECTION 2. That the approval of the Ives Walk Long -form PD -R (Z- 8090),
located between Cumberland and Rock Streets near 29th Street is subject to compliance
with the following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Ives
Walk Long -form PD -R (Z- 8090), located between Cumberland and Rock Streets near
29 "' Street is conditioned upon obtaining a final plan approval within the time specified
by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
