Any new parking must be landscaped per Chapter 15 of the Landscape Ordinance.
If the rehabilitation cost of the project exceeds the replacement cost of the
building; the site must be brought into compliancy proportionately.

Areas set aside around the perimeter of the site appear to meet city minimal
standards for green space allocation; however, currently, there are vehicle display

Eight percent (8%) of the vehicular use area must be allocated for green space.
This green space must also be evenly distributed throughout the site. Per the
overall development this site (all sites in this sub -division development) must
have interior islands that are three hundred square feet in area. Vehicle displays
are also being proposed in these interior islands; therefore, credit cannot be given
towards meeting the city minimal requirement.

These lots were reviewed initially with the overall site plan. The street buffer
along Colonel Glenn per the overall development was an average fifty foot (50')
wide street buffer and in no case to be less than half. Lot one (1) is not meeting
this minimal ordinance requirement.
The zoning street buffer ordinance requires an average street buffer of fourteen
foot (14') and in no case less than nine foot (9'). Currently, the eastern perimeter
is not meeting this minimal average requirement along Colonel Glenn Plaza
Drive.

at the time traffic counts reach 12,000 vehicles per day. Current traffic counts show 12,000 or more
vehicles per day travel on Rahling Road. Therefore, the construction of Rabling Road to meet Master
Street Plan standard is required.
2 Provide a traffic study showing the impacts of the zoning change and MSP change on existing and

3 Per the International Building Code, two (2) vehicle accesses are required to be provided for
subdivisions in exceedance of 30 residential structures for emergency vehicle response. The 2nd

This letter is being presented to request conditional use for the property located at 900 N. University
Suite 5 Little Rock, AR 72205. The property is currently zoned 03. The intended use for the property is
to conduct group fitness classes, nutritional education and health education in a safe and secure
environment. The target audience for these classes is adult women to improve their general health and
fitness. Classes will be held Monday through Saturday. Once the student profile has been confirmed,
class schedules will be established to meet the needs of the women who work both inside and outside
of the home. Generally the business hours of the fitness facility will be 5:00 am to 9:00 pm Monday
through Saturday.
Approximately 600 square feet of the property will be studio space, with the remaining 1,500 square
feet to be used as office, restroom and multipurpose educational spaces.
