Planning Staff Comments:
1. Provide a copy of the current Bill of Assurance for Lots 143-147, Broadmoor North Addition.
2. Provide details of proposed sign.
3. Provide fencing plan.
4. Provide details of trash enclosure.
5. Provide dimensions of parking stalls and driveway.
6. Provide information on proposed buildings; number of stories, exterior materials, roofing, etc...
7. Provide information on uses of community building.

Public Works:
1. At time of issuance of a building permit, sidewalks with appropriate handicap ramps are required in
accordance with Section 31-175 of the Little Rock Code and the Master Street Plan.
2. Driveway locations and widths do not meet the traffic access and circulation requirements of Sections 30-
43 and 31-210. If two (2) driveways are desired, they should align with the driveways to the west. If not,
only one driveway will be allowed aligned with one of the driveways to the west.
Utilities and Fire Department/Coun_ty_Planning_
Wastewater: Sewer available to this project. Capacity Contribution Analysis required. Contact LRW for details.
Entergy: Approved as submitted.
Centerpoint Energy: Approved as submitted.
AT&T (SBC): Approved as submitted.
Water: There is an existing 6-inch cast iron pipe that runs across the property approximately ten (10) feet south of
the sewer line shown on the preliminary plat.
All Central Arkansas Water requirements in effect at the time of request for water service must be met.
The Little Rock Fire Department needs to evaluate this site to determine whether additional public and/or
private fire hydrant(s) will be required. If additional fire hydrant(s) are required, they will be installed at
the Developer's expense.
Please submit plans for water facilities and/or fire protection system to Central Arkansas Water for review.
Plan revisions may be required after additional review. Contact Central Arkansas Water regarding
procedures for installation of water facilities and/or fire service. Approval of plans by the Arkansas
Department of Health Engineering Division and Little Rock Fire Department is required.
Contact Central Arkansas Water regarding the size and location of the water meter.

A Capital Investment Charge based on the size of the meter connection(s) will apply to this project in
addition to normal charges. This fee will apply to all connections including metered connections off the
private fire system.
Due to the nature of this facility, installation of an approved reduced pressure zone backflow preventer
assembly (RPZ) is required on the domestic water service. This assembly must be installed prior to the first
point of use. Central Arkansas Water (CAW) requires that upon installation of the RPZA, successful tests
of the assembly must be completed by a Certified Assembly Tester licensed by the State of Arkansas and
approved by CAW. The test results must be sent to CAW's Cross Connection Section within ten (10) days
of installation and annually thereafter. Contact the Cross Connection Section at 377-1226 if you would like
to discuss backflow prevention requirements for this project.
Fire Department: Place fire hydrant per code. Maintain at least twenty (20) foot wide access.
County Planning: No Comments.
CATA: The site is not located on a CATA bus route. Bus routes are located along University Avenue, one block
east of this site.
Planning Division: No Comments.
Landscape:
1. A site plan must comply with the City's minimal landscape and buffer ordinance requirements.
2. Areas set aside appear to meet City's minimal landscape and buffer ordinance requirements.
3. An automatic irrigation system to water landscaped areas will be required.
4. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site.
Credit toward fulfilling Landscape Ordinance requirements can be given when properly preserving trees of
six (6) inch caliper or larger.
Other: Submit responses to Staff comments and four (4) copies of revised site plan, (if required), no later than
Wednesday May 4, 2011. Required notices must be sent via certified mail no later than Wednesday May 4, 2011
and proof of notice returned to staff by May 13, 2011.
