B. Staff Analysis:
The proposal before the Board is for the removal of an
existing carport and construction of a new carport. The
existing carport is fourteen (14) feet and can only
accommodate one vehicle. The existing carport is in
disrepair. The new carport will be approximately three (3)
feet eight (8) inches, wide enough to accommodate two
moderately sized vehicles and would extend to the property
line on the side. If the variance is granted, a zero
setback will be provided. The Ordinance requires the
setback to be ten percent of the width of the lot. A low
rock wall is just outside the property line. In the
applicant's letter to the Board, it is stated that "although
the wall would be disturbed during construction, it will be
repaired to the adjacent property owner's satisfaction as
part of the project".
All property in the immediate area is zoned for residential
use. As with most of the established neighborhoods within
the City, it is to the owner's advantage to repair or
replace existing structures. It has been the staff's
position to support variances of this type. By recommending
approval, staff feels that the neighborhoods remains a vital
part of the City, with a good housing stock.

C. Staff Recommendation:
Staff recommends approval of the variance subject to the
carport never being enclosed on any side, except that side
which is attached to the principal structure.
BOARD OF ADJUSTMENT ACTION: (JUNE 29, 1992)
The applicant was in attendance. There were no objectors
present. The applicant was asked if there were any problems with
staff's recommendation. Mr. Aronson stated that the carport
would be attached on two sides. Staff stated there will not be a
problem supporting the request.
A motion was then made to approve the variance subject to the
carport never being totally enclosed. Only two sides will be
attached to the principal structure. The motion passed by a vote
of 6 ayes, 0 noes, 2 absent and 1 open position.
