The variances are being requested
due to the narrow depth of the lot.

There are no engineering issues to report.
B. Staff Analysis:
The request before the Board is to grant variances for
reduced front and rear yard setbacks. The Ordinance
requirement states that both setbacks should be 25 feet.
The applicant will provide a front yard setback of 15 feet
and a rear yard setback of 9 feet.
This lot is one of three acquired from the Resolution Trust
Corporation for the affordable housing program. Recently,
an 800 square foot house was donated to ACORN by Kaufman
Lumber Company and will be moved to this site. ACORN
proposes to redesign the structure, do extensive renovation
work, and add a utility room and carport.
The site is surrounded by residential uses as well as vacant
and abandon property. Cumberland Nursing Home is also
located in this area.
Staff found no problems with the applicant's request. If
allowed, this project will bring back affordable housing to
a decaying neighborhood.

C. Staff Recommendation:
Staff recommends approval of the two variances as filed.
BOARD OF ADJUSTMENT ACTION: (MARCH 23, 1992)
The applicant was in attendance. There were no objectors
present. The applicant was asked if there were any problems with
staff's recommendation. The applicant stated there were no
problems.
A motion was then made to approve the variances as filed. The
motion passed by a vote of 8 ayes, 0 noes and 1 absent.
