The placement of a multisectional
manufactured home.
This site is located on Lots 20 and 21, Block 11, Hick's
Intersurban Addition to the City of Little Rock, Pulaski
County, Arkansas.
2. compatibility with Neighborhood
The multisectional manufactured home is compatible with the
neighborhood. There are all residential uses surrounding
the site.
3. on -Site Drives and Parkin
There will exist one on-site driveway with parking to the
rear of the structure. Access will be taken off of Nichols
Street.
4. Screening and Buffers
The applicant plans to utilize the existing vegetation, but
will provide more if needed.
5. Cit E fineer Comments
There are no engineering comments to be reported.
6. Analysis
The applicant has in place a multisectional mobile home and
it will serve as the main residence. The multisectional
manufactured home is approximately 28 feet by 48 feet with
three bedrooms and two baths. There is no underpinning at
this time. Therefore, the applicant will be required to
meet all the requirements of the Building Code office.
Staff feels the applicant's request is reasonable and will
not place any undue hardship on the adjacent property
owners.

7. Staff Recommendation
Staff recommends approval of the Conditional Use Permit
subject to all Building Codes requirements being met.

The applicant was in attendance. Staff stated that there were no
unresolved issues. This item was sent on to the full Commission
for action.
PLANNING COMMISSION ACTION:
(DECEMBER 3, 1991)
The applicant was present. There were no objectors in
attendance. As part of the Consent Agenda, this item was
approved per the staff's recommendation. The vote was 10 ayes,
0 noes and 1 absent.
