AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED LTACH LONG -FORM POD
(Z- 3875 -C), LOCATED ON WILSON ROAD, SOUTH OF
KANIS ROAD, LITTLE ROCK, ARKANSAS, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property be
changed from 0-3 to POD:
Part of the NE '/4 of the NW '/4 of Section 10, T -1 -N, R -13 -W, Pulaski
County, Arkansas, more particularly described as follows: Commencing
at the NE corner of the NE '/4 of the NW '/4 of Section 10; thence
S02 °27'04 "W along the East line of said NE '/4 NW '/4 a distance of
677.50 feet; thence N87'53'1 I "W a distance of 30.0 feet to the West right
of way line of Junior Deputy Road, said point being the point of
beginning; thence S02 °18'28 "W along said west right of way line a
distance of 645.08 feet; thence N87 °42'00 "W a distance of 599.81 feet to
the East right of way line of Wilson Road; thence NO2 °02'25 "W along
said east right of way line a distance of 366.80 feet to the southwest corner
of Lot 3BR, Baptist Health Kanis South Addition; thence S87 °53' 11 "E
along the south line of said Lot 3BR a distance of 248.40 feet to the
southeast corner of said Lot 3BR; thence NO2'52'1 4"E along the East line
of Lots 3AR and 3BR, Baptist Health Kanis South Addition a distance of
276.34 feet; thence S87'53'1 I"E a distance of 350.41 feet to the point of
beginning, containing 318,114 square feet or 7.303 acres more or less.
SECTION 2. That the approval of the LTACH Long -form POD (Z- 3875 -C),
located on Wilson Road, South of Kanis Road is subject to compliance with the
following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for LTACH
Long -form POD (Z- 3875 -C), located on Wilson Road, South of Kanis Road is
conditioned upon obtaining a final plan approval within the time specified by Chapter 36,
Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
