19552ORDINANCE NO. 19,552 2 3 AN ORDINANCE TO AMEND CHAPTER 30 OF THE CODE OF 4 ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS, 5 PROVIDING FOR A DEFERRAL OF MASTER STREET PLAN 6 CONSTRUCTION REQUIREMENTS FOR W. 31ST STREET AND 7 REDUCED STREET STANDARD FOR W. 32ND STREET; AND FOR 8 OTHER PURPOSES. 0 10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF 11 LITTLE ROCK, ARKANSAS: 12 Section 1. That Chapter 30 of the Code of Ordinances be amended to provide 13 for a deferral of certain requirements within the Master Street Plan for W. 31St Street 14 until the adjacent property or the property across W. 31St Street is developed for Greg 15 King, Riverfront Detail, at the NE corner of John Barrow Road and W. 32nd Street 16 between W. 31St Street and W. 32nd Street. 17 Subsection a. Chapter 30 Article VI requiring developers to construct 18 roadway improvements to the requirements of the Master Street Plan for W. 31St 19 Street will be deferred for a period of five (5) years or until adjacent development 20 or development across W. 31st Street occurs or until the right -of -way is formally 21 abandoned whichever occurs first. The specific deferral is for improving W. 31St 22 Street as part of the John Barrow Appearance Center Short -form PCD along the 23 frontage of the property to commercial street standards including widening with 24 at least 20 feet of asphalt, curb, gutter, sidewalk, access ramps, and street lights. 25 Subsection b. On W. 31st Street, a dedication of 30 foot from centerline along 26 the frontage of the property will be required prior to issuance of building permit 27 if right -of -way abandonment is not approved by the Board of Directors. 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 Section 2. That Chapter 30 of the Code of Ordinances be amended to provide for a reduction of certain requirements within the Master Street Plan for W. 32 "d Street for Greg King, Riverfront Detail, at the NE corner of John Barrow Road and W. 32nd Street between W. 31s' Street and W. 32nd Street. Subsection a. Chapter 30 Article VI requiring developers to construct roadway improvements to the requirements of the Master Street Plan for W. 32nd Street be reduced. The specific reduction is for not widening W. 32nd Street to 18 feet from centerline as part of the John Barrow Appearance Center Short -form PCD along the frontage of the property at the NE corner of John Barrow Road and W. 32nd Street since W. 32nd Street has been widened once in the past and has a total street width of 25 feet with curb and gutter. Subsection b. On W. 32nd Street, a 30 foot right of way dedication from centerline along the frontage of the property at the NE corner of John Barrow Road and W. 32nd Street will be required prior to issuance of a building permit.
