19551ORDINANCE NO. 19,551 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED SOUTH SHACKLEFORD STORAGE LONG -FORM PCD (Z- 8049), LOCATED ON SOUTH SHACKLEFORD ROAD, JUST NORTH OF COLONEL GLENN ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from R -2 to PCD: Part of the SW '/4, SW '/4, Section 15, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as beginning at the SW corner of said Section 15, thence North 208.9 feet along the West line of said SW '/4, SW '/4 thence East 1144 feet; thence South 208.9 feet; thence West along the South line of said SW '/4 SW '/4, 1144 feet to the point of beginning. Subject to an easement heretofore granted to the public over and across the following described portion of land granted herein. Beginning at a point 1144 feet east of the SW corner of the SW '/4, SW '/4 Section 15, T -1 -N, R -13 -W, said point being 25 feet west if the center line of Shackleford Road. Thence northerly along and parallel to the center line of Shackleford Road 208.9 feet; thence West 30 feet; thence southerly along and parallel to the centerline of Shackleford Road 208.9 feet; thence East 30 feet to the point of beginning. AND Lot "O" Pine Mountain Addition, to the City of Little Rock, Pulaski County, Arkansas. SECTION 2. That the approval of the South Shackleford Storage Long -form PCD (Z- 8049), located on South Shackleford Road, just North of Colonel Glenn Road is subject to compliance with the following additional conditions: • That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for South Shackleford Storage Long -form PCD (Z- 8049), located on South Shackleford Road, just North of Colonel Glenn Road is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
