This property lies adjacent to the west boundary of the commercial area shown on the adopted South Central Island Zoning Plan. Commercial zoning is shown as extending the district directly south of the existing zoned property thereby running immediately east of and adjacent to this property. Staff believes that the South Central Island Plan provides for a reasonable location of commercial development around this intersection and established a rational boundary. If this request were approved, then there is no reason to not continue the inclusion of all properties to the west to the next intersecting street. STAFF RECOMMENDATION: Staff recommends denial. PLANNING COMMISSION ACTION: The applicant was present, and there were no objectors. There was a lengthy discussion of the South Central Island Zoning Plan, and after this discussion, the Commission moved to approve the application as filed.
