Ordinance Design Standards: 1. Site Location Adjacent to an arterial (West Markham Street) and a commercial street (Markham Center Drive). 2. Compatibility with Neighborhood The site is abutted by office uses located to the south and east, vacant land and a parking lot located to the north, and a commercial use located to the west. The proposed use is a low intensity (noise, dust, vibration, etc.) installation process and should be compatible with the surrounding area. 3. On-SiteDrives and Parking The site is served by existing access onto West Markham Street and Markham Center Drive. Parking exists on site. 4. Screening and Buffers The site has -existing landscaping. May 16, 1999 SUBDIVISIONS Item No. 14� 5. Analysis The Staff feels that the proposed use will be compatible with the surrounding area. The applicant does, however, need to provide a revised site plan that includes: (1) The total number of parking spaces (layout); (2) The total square footage of the entire building; (3) A clear indication of the location and dimensions of all access drives; (4) The notation of the correct street name (Markham Center Drive). 6. City Engineer Comments None. 7. Staff Recommendation Approval, provided the applicant agrees to submit a revised site plan as outlined in the Analysis Section. SUBDIVISION COMMITTEE REVIEW: The applicant was present and agreed to comply with Staff recommendations. There were no unresolved issues. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. The Commission voted 9 ayes, 0 noes and 2 absent to approve the application as recommended by the Staff, reviewed by the Subdivision Committee and agreed to by the applicant.
