Z-3811 Staff AnalysisMarch 30, 1982 Item No. 6 - Z-3811 Owner: Applicant: Location: Request: Purpose: Size: Existing Use: Hydradyne Hydraulics, Inc. J.E. Hathaway 8120 New Benton Highway Rezone from "1R-2" Single Family to "I-2" Light Industrial Conformity with Existing Use 1.5 acres + Industrial SURROUNDING LAND USE AND ZONING: North - Single Family, Zoned "R-2" South - I-30, Zoned "R-21' East - Commercial, Zoned "R-21' West - Commercial, Zoned "R-2" PLANNING CONSIDERATIONS: No adverse comments have been received from any reviewing agency regarding this request. This property is part of Town and Country Estates Subdivision located to the north and was platted as a commercial tract. The western portion of the property is occupied by Hydradyne Hydraulics, and they are proposing to replat this lot into two separate lots. The second lot will be used by another business. The Suburban Development Plan erroneously shows this property for future single family use, reflecting that the subdivision to the north would eventually extend to the frontage road along I-30. In staff's opinion, there is no way that further residential development will occur, nor is it desirable to locate single family homes along interstate highways. STAFF RECOMMENDATION: Staff recommends approval of this request and amending the Suburban Development Plan to reflect this change. March 30, 1982 Item No. 6 - Z-3811 - Continued PLANNING COMMISSION ACTION: The applicant was present, and there were no objectors. The proposed amendment to the Suburban Development Plan was passed on a motion of: 10 ayes, 0 noes and 1 absent.
