PLANNING CONSIDERATIONS:
No adverse comments have been received on this application.
The proposed zoning is compatible with the existing land
use, a contractor office, and properties to the southeast.
However, the Heights Hillcrest Plan shows this property for
commercial use. Most of the uses to the south, which are
zoned "I-2" are actually commercial. The industrial
development across the railroad track to the east is an
office warehouse complex, which is part of the Riverdale
Development.
STAFF RECOMMENDATION:
Staff recommends approval of "C-3" General Commercial in
accordance with the Heights Hillcrest Plan.
COMMISSION ACTION:
The applicant was ?resent, and.there were no objectors.
There was considerable discussion over the staff
recommendation and the Heights/Hillcrest Plan. After this
discussion, the Planning Commission, because of the location
of industrial tracts both east and south of this property,
moved to approve the application as filed to zone the
property for "1-2" Light Industrial Use. The motion was
passed: 8 ayes, 0 noes and 3 absent.
