STAFF ANALYSIS:
The property in question is at the I-440/Bankhead Drive
interchange, directly north of the Airport Holiday Inn. The
request is to rezone 5.5 acres from '"R-21" to 'PC -31" for a
motel. The site is vacant and has had some site work done
on it. (Case No. Z -3783-A was a height variance approved by
the Board of Adjustment in 1981.)
Land use south of I-440 includes single family units, two
motels, and several vacant buildings. Some of the land is
still undeveloped, especially to the east of the site. To
the north of I-440, the land is vacant that abuts the
interstate. At the intersection of East Roosevelt and
Bankhead Drive, there is a car rental agency. Zoning of the
general area is "R-261, "C -31t and "1-211. West of Bankhead
Drive, a majority of the land is unclassified at this time
because of being outside the city limits.
The Sweet Home/College Station District Plan identifies the
acreage for commercial use. Therefore, the proposed "C-31'
reclassification conforms to the adopted plan and Staff
supports the rezoning.

Staff recommends approval of the "C-3" rezoning request.
PLANNING COMMISSION ACTION: (January 15, 1991)
The applicant was present. There were no objectors, and the
item was placed on the consent agenda. A motion was made to
recommend approval of the "C-3" rezoning. The motion was
approved by a vote of 8 ayes, 0 nays, and 3 absent.
