The Board of Adjustment met in the Mayor's Conference Roos,, City
Hall, Monday, December 17, 1951, at 2:00 p.m., With the following members
present: "

Docket No. 62-51 - Thomas V. Marbut, 912 4est 14th
Street, described as ':Jest 55.7' of Lots 7 and S,
Block 243), Original City of Little Rock, zoned "C"
Two -Family District; requesting free off street
narking facilities.
Mr. Marbut was present. He was represented by P,Ir. Sam ;Laser his
attorney. 7Ir. Laser explaned that 111Ir. iliarbut was requesting off street
parking facilities. There is a house on the lot at this time, but i'ylr.
Marbut plans to either move the house back on the lot �-r move it com-
pletely off the lot. The traffic situation is very crowded in that area
so the surrounding property owners were all in favor of the Parking lot.
Mr. Marbuts lot is 55' x 140'. There are several commercial businesses
on that block who plan to use the parking lot also.
Mr. Marak made a. motion that the petition be approved; seconded by
1.1r. Matthews. The motion carried.
Docket No. 63-51 - Gwen Oil Company, by D. S. Green,
124 West 14tb Street, described as wIest 70' of Lots
5 and 6, Block 66, Original City of Little Rock, zoned
"E" Apartment District; requesting permission to re-
model filling station.
Mr. Green was present and stated that he Planned to remodel his
filling station. However, he said that he would not change the struc-
ture of the ?resent building. He said that the station is made of brick
now but that he Manned to remodel a wooden shed on the rear and also
he plans to build a place for washing and greasing. Mr. Green said that
the filling station was in a commercial area and that his building was
non -conforming. He said there were no protests.
Mr. Baldwin made a motion that the Petition be approved; seconded
by Mr. Marak. The moti on carried.
Docket No. 64-51 - G. L. Pendergraft, by C. B. Pendergraft,
201 Kings Row Drive, described as Lot 72, Queen Manor
Addition, zoned "C" Two -Family; requesting a waiver of
yard space inorder to set building on irregular terrain.

Mr. Pendergraft was not .resent at the meeting. The board members
discussed t'.e map that Mr. Stephens had attached to the petition. There
was some discussion as to Mr. Pendergrafts exact plan about his entrances
and also the authority of the Board_ of Adjustments related to the Bill
of Assurance on the property. After a great deal of discussion and check
on the Bill of Assurance the members of the board voted to approve the
petition.
Docket INN. 54-51 —Mrs. Winifred C. Pope, 2122 Rock
Street, described as Lot b, Block 411, Duval's
Addition, zoned I'r" Residence District; requesting
variation of zoning requirements to alter nonconform—
ing building.
Mrs. Pope was present and stated that she planned to raise the roof
on her house. This would not change the number of rooms or the .floor
space in the Louse. The buildi-r,g is two stories high and tt<ere are two
families living in it at the present time. Mrs. Pope stated that at the
present there isn't any attic space in the bu--lding but by raising the
roof it would take care of it. There were no protests. The members
voted to approve the petition, with the understanding that there would
be no charge in the number of rooms and the floor space and that only
the roof would be raised.
The meeting was adjourned.
