boa_06 18 1951K1N77ES OF THE MEW IId0 OF THE BOARD OF ADJUST14W1 The Board of Adjustment met in the Mayor's Conference Room, City Hall, Monday, June 18, 1951, at 2:00 P.M., with the following members present: Mr. Louis Tarlowski, Chairman Mr. Warren Baldwin Mx• . W . H . Marak Doclmt No. 36-51 -- Ray C. Dallas,2601 North Hayes describeat as Lot 6 and Sf of Lot % Block 21, Park Viow Addition; zoned "A" -One Family; requesting waiver of lot area and two Luildings on one and one-half lots. Mr. Dallas was present, any'==- he stated that he now has a 70 x 150' let. He has been living in his 1- there for the past four years. He wants to build another home on the front of the lot. He was asked how he intends to use the, one he is in now if he is granted permission for the w-',er. He replied that he wants to use it as a spare bedroom, but he h .A t definit,:Iy decided. He plans to tear out the wall to his present h e and scree-n it in. hir. Marak ua.nted to know if he would tear down his existing structure. Mr. Dallas said he wasn't willing to tear it down. It would involve cons:. -rable expense. It is concrete block and about five or six years old. It 14, Ia.l.d cost--11500 to replace. Several neighboring property owners w ere present to voice their objections. They presented a protest petition signed by Four owgiers. Mr. William Nickell, 2605 North Hayes., was the- spokesman for the group. He sted. they Ton't object to his building a residence if he doesn't rent the one he is in now. They like Mr. Dallas as a neighbor, but if he should ever sell the property they, of course, wouldn't know who would move there and how it would be iiss�d. Mr. Tarlowski told Mr. Nickell the Commission couldn't police it. It would be up to Mr. Dallas how it would be used. Mr. Baldwin made a notion it be denied; seconded by Mr. Marak. The motion carried. Docket Ne. 37-51 — Dr. Maurice J. Friedman, 400 East Capitol$ described as the west 86.3' of Lots 5 and 6, Block 149, Original City; zoned I'D" Apsxtm. nt; re- questing waiver of front anc: side yard space and two buildings on part of two lots. Dr. Friedman was present and he stated that on the pr. rty now is a, grocery store built up to the sidewalk and an abandoned s:..ice station - 2 - being used by a cleaning agency. He wants to use that particular corner to build a dental clinic. He would like to build up to the sidewalk which would be parallel to an existing brick structure and run along the sidewalk on :Renck Street. He wouldhave off-street parking. Mr. Marak suggested to him that if he had/rounded front an that corner it might eliminate traffic hazards. Dr. Friedman said he had thought about having his front entrance that corner and rounding it off, but he was just working on sane ideas and had nothing definite. Mr. Marak made a motion it be granted; seconded by Mr. Baldwin. The otion carried. Docket No. 38-51 - Jahn C. Thomas (By C. C. Collie, Jr.), 107 Normandy Read, described as Lots 118 and NZ of 117, Normandy Addition; zoned "A" One -Family; requesting waiver of lot area, side yard space, and two buildinsgon one and one-half lots. Mr.' r. San Laser, attorney, represented the applicant. He stated that Mr. Collie has an option to purchase the property. Lot 118 has a total frontage of 97.2' and Lot 117 has a 61 easement dedicated immediately down the center of let. He remarked that it is most suitable for building two homes at a cost of about $16,000 each. There would be 51 from each lot line, and one driveway area of 16' between the two homes. They would have 31 off of each side line leaving 5' instead of 81. They have a walkway and utility easement. There were several ne oring property owners present who objected to the petition. They are lisp.'. as follows: Messrs. C. J. McShane, 6109 Cantrell Road; J. M. Edwards, 6712 Rockwood Road; A. I. Korenblat, 6205 Cantrell Road; Jack Carroll, 101 Normandy Road; T. K. Barton, 6105 Cantrell Road; W. J. Smith, 6200 Cantrell Road; J. C. Hicks 6112 Cantrell Road; Rex W. White, 112 Normandy Read; and Dr. R. J. Calcote, lU Normand,r Road. (Dr. Calcote was unable to beat the hearing, but one of the gentleman spoke for him.) All of these gentlemen had the sane opinion stating that two houses an such a small area would be detrimental and decrease the value of their pr party. Also it would be too crowded for two houses, and Mr. Carroll said that he would buy the property rather than have two houses there. Mr. Tarlowski wanted to know if there was anything; in the Bill of Assurance prol.Libiting two hour; -s on one let. No one was sure about it, but Mr. Laser di6'r �t think there s.
