BOARD OF ADJUSTI,11Err The Board of Adjustment met in the Mayor's Conference Room, City Hall, Monday, May 21, 1951, at 2:00 P.M., with the following members present: Mr. Louis Tarlowski, Chairman Mr. Warren Baldwin Mr. 11. H. Marak Mr. Bruce Anderson Docket No. 31.-51 - Arthur Stewart, 2511 East 11th, described as Lot 16, Block 11, Fairgrounds Addition; zoned "B" Residence; requesting variance permit to remodel existing cafe. Mr. Stewart was present and he stated that he wants to add on to his building - it is a little small. He will clean it up too. The type of building he has is a cafe. Mr. Baldwin remarked that the Central Flying Service is next to it which is a large building. Mr. Stewart's cafe is beyond the air port about a block and a half. Mr. Baldwin made a motion it be granted; seconded by Mr. Anderson. The motion carried. ###::-,*** :#####i d:##d.****# Docket No. 32-51 - Ketcher & Company (By Howard Cockrill, Attorney), 515 Rice, described as Lots 31 10, and 11, Block 27, Capitol Hill Extension Addition; zoned "B" Residence and "J" Light Industrial; requesting extension of "J" Light Industrial to the entire lots. Mr. Cockrill was present, also a representative of the company. Mr. Cockrill said he wants to abandon the rezoning which is to corle before Council Monday night. They want just enough space for a warehouse. There were three ladies present to oppose thzs a;lpl.ication. They thought the company was applying for Light Industrial. They think it will depreciate the value of their property. They have lived there for years and years, and have spent a good part of their lives there. They were told that the warehouse would be built down toward the railroad - not north toward 5th Street, and the building will be small. One of the ladies wanted to know which route the trucks would. take. She was told they would cone in thr®ugh 7th Street and double back. The opponents Q !.M replied they couldn't always do that. In rainy weather the part that isn't paved is bad to travel over. Mr. Cockrill pointed out that the cor.npany is located at 16th and Main, so the natural way to cone would be to 7th. Some discussion was had by the members whether or not the granting of the application would affect the property owned by the protestants. They agreed that since their homes are close to the railroad it would not and the location is a likely place for a business of this sort. Mr. Baldwin moved it be granted; seconded by Mir. Anderson. The motion carried. Docket No. 33-51 — Green Oil Company (By R. H. Green), southwest corner of Wright and Wolfe, described as the east 501 of the north 121 of Lot 20, and the east 501 of Lots 21 and 22, also the east 501 of a strip 101 wide adjoining the north side of Lot 22, Block 1, Moore and Penzel1s Addition_; zoned 'IF" Commercial; requesting waiver of yard space requirements in order to build new construction. Mr. Green was present arL1 he stated that he intends to tear down the canorT and hake his place open air. He will dress up the front of it. The south side is the onl place he wants wftiver. The new part will have masonry walls. Mr Marak made a motion it be granted; seconded by Mr. Baldwin. The motion carried. ********n***.it** ##** Docket No. 34-51 — Mr. & Mrs. A. H. Stebbins (By W. A. Skipper), 517 Fast 7th, described as Lot 5, Block 4, Johnson's Addition; zoned 11D" Apartment; requesting waiver of side yard requirements in order to build open car porte. Mr. Anderson spoke for the Stebbins. He said the concrete floor will go to property line but the eaves will not. Mr. Marais made a motion it be granted; seconded by Mr. Baldwin. The motion carried. Docket No. 35-51 - James Jolnson, 211.7 Howard, described as Lets 7 and 8, Block 16, Adams Addition; zoned "B" Residence; requesting waiver of yard space requirements, lot area, and two buildings on two sub- standard lots. Mr. Johnson was present. He stated that he has a small house he wants to nove on it. Mr. Baldwin explained that the Adams Addition is platted in 25' lots. Mr. Johnson said he has two vacant lots. Mr. Marak wanted to know if he plans to build anything on the vacant lot. Mr. Johnson said he doesn't. The house he is going to nave is very nice; he wished his he's living in now was that nice.
