The Little Rock Board of Adjustment met in the Council Chaz*er on April 16,

Boulevard, described as Lots 2, 3, and 4.
Block 14., C. d. Brack Addition to the City of
Little Rock, Arkansas zoned "B" Residence
District; requesting a variance from the front
and rear yard provisions of Section il, Ordi-
nance No. 5420 to permit construction of new
church building to within 101 of the front
lot line and to the rear lot line and per-
iaission, under Paragraph 4, election 18, to
jtse part of residential lot for church parking.
The Reverend James Brankel was present to explain the application to the Board.
He wishes to construct a church building on the NW corner of 32 and Fair Park
Boulevard and is requesting a waiver of front and rear yard space and permission
to use part of a residential lot for off-street parking for the church, There was
discussion about locating the entrance, adequate site distances at the corner, Curb
cuts, the widths of street and alley rights -of -way and the arrangement of the
buildings and parking space on the property. The staff pointed out that the pro-
posed building was very large for the lot and that the parking area planned would
be only a squall part of the amount that would probably be needed. Mr. Baldwin
remarked that churches always seem to pick sites on arterial streets, which, in his
opinion, was the wrong location and that it is difficult to build a church on lots
platted for residential development and still conform t9 the set back requirements.
in the executive meeting Mr. Marak was of the opinion that this church had
presented. a better proposition than does the average church. There were several
suggestions as to how the ley -out could be improved through architectural re -study
so that t6 required set -backs might be observed.
Mr. Anderson moved that action be deferred until the next meeting and that
Reverend Brankel and the staff rpet and try to present a re -arrangement of the
buildings so as to coa.orM to toe zoning ordinance as near as possible, Mr. Baldwin
