boa_03 21 1955MINUTES OF THE MEETING (F THE BOARD OF ADJUSTMENT The Board of Adjustment met in the Council Chamber on Monday, March 21, 1955 at 200 P. M. with the following members present Mr. Warren Baldwin) Chairman Miss Emily Penton Mr. Bruce Anderson Mr. W. H. Marak Mr. T. V. Allen Docket No. 10-55 - Nabholz Construction Company, 224 West 16th Street, described as Lot Six (6) and the South one-half of Lot Five (5), Block 1879 Original City of Little Rock, Arkansas, zoned I'D" Apartment Dietriot; requesting a waiver of yard space and two main structures on one plot in order to construct new four unit apartment building on said property. Mr. Nabholz was present and Mr. Baldwin asked him several questions regarding yard space, number of units, and off street parking facilities. Mr Nabholz stated that the plans were for the building to be only three feet from the apart- ment building already there, but that it could be more if necessary. There was to be parallel parking in the rear of the building leaving little rear yard space. The building was to be a four unit apartment building. In the executive meeting it was agreed that this would be too crowded. There would not be enough light and air, no place for children to play, and the over- crowded condition would constitute a fire hazard. There were no objectors present. Miss Penton moved that this request be denied, Mr. Anderson seconded, and the move carried. Docket No. 11-55 - The Texas Company, Roosevelt Road and Park Avenue., described as the North Twdnty (20) feet of Lot Thirteen (13), all of Lots Fourteen (14), Fifteen (15), Eloixteen (16), and the South one-half of Lot Seventeen (17), Block Thirty --two (32), Adams ILddition to the City of Little Rock, Arkansas, zoned "F" Com- mercial District; requesting waiver of rear yard space on said property. Mr. McSpaden was present representing the Texas Oil Company. He stated that they planned to build the service Departmentstation askafive f'vrfeet &dditiAnalthe rz.ghti afwaeyr 4rline so that in case Page 2of2 Roosevelt Road the building would not have to be torn down. An additional puimp island was to be stubbed in to allow for the situation. There were no objectors present. Mr. Marak moved that this be granted, Mr. Anderson seconded, and the move carried. Docket No. 9-55 - Mary C. Foremen, 800 North Spruce Stree, de- scribed as the East Eight -five (85) feet of Lots Four (4) and Five (5), Block Forty --seven (7), Pulaski Heights Addition to the City of Little Rock, Arkansas, zoned "A" One -Family District; requesting waiver of yard space to permit construction of a carport to rear of residence structure. This matter was deferred in the Sanuary meeting in order that Mr. Stephens and the Building Inspector.could study it together and decide what would be the best for all concerned. Mr. Stephens reported that he and Mr. Laving, the Building Inspector, con- cluded that if the car port was limited to only two cars and only a small storage r-)cm and left open on the west side, it would not particularly harm anyone. After much discussion Mr. Anderson moved that thia be denied, Miss Penton seconded, and the move carried. i.ersThere was no further business and the meeting adjourned.
